Earlier this week, the government published a fully rewritten National Planning Policy Framework (NPPF) — the national policies every council in England follows when deciding a planning application.
Some of the major changes include:
🏗️ A new "presumption in favour" is now permanent. Development that meets the right criteria now gets the benefit of the doubt by default — which makes it more important than ever to object on grounds that genuinely hold up, not just general opposition.
🚉 Live near a station? New rules now require higher-density housing within walking distance of it — and councils have less power to block schemes on density alone.
🍺 Some good news - your local pub is more protected! Developers now need 12+ months of proof it can't survive before they can knock it down.
