This one has been with us since 2024. The lease was missing key definitions — leaving responsibilities unclear and no firm position on who dealt with what. It took a complex deed of variation, carefully drawn up and finally agreed, to let the buyer proceed.

What is an ID1 form — and why might you need one? 🏠.
If you’re dealing with a property transaction but don’t have a solicitor or conveyancer acting for you, HM Land Registry will usually ask you to complete Form ID1. It confirms your identity and helps prevent property fraud — without it, your application can be rejected or delayed.
You might need one if you’re:
✔️ Gifting or transferring a property (e.g. adding/removing a name)
✔️ Discharging a mortgage yourself (Form DS1)
✔️ Registering a lease over 7 years directly
The form has to be verified by a solicitor, licensed conveyancer, or notary public — and we offer same-day ID1 verification, so you’re not left waiting on your transaction.
