🌱 SFI 2026 – Window 2 Expected to Open in September 🌱

We’re expecting the next SFI application window to open in September 2026, with £180 million available for farmers and land managers. If you farm more than 3 hectares, you can apply. SFI agreements run for 3 years and payments are made quarterly.

DEFRA has also confirmed that farmers with eligible ELM revenue agreements expiring by February 2027 will be able to start an SFI26 application early once Window 2 opens - allowing applications on land currently in an existing agreement.

Changes to the National Planning Policy Framework

The updated National Planning Policy Framework (NPPF), effective from 17th August 2026, places greater emphasis on housing delivery, climate resilience and long-term water management, with important implications for rural businesses and the agricultural sector.

Key changes include:

🌱 Stronger support for agricultural modernisation, with substantial weight given to developments that improve food production, animal welfare and environmental outcomes. This includes on-farm reservoirs, livestock buildings, greenhouses, polytunnels, farm shops and seasonal worker accommodation.

💧 Increased focus on drought resilience and water resources, highlighting the growing importance of irrigation and water storage infrastructure on farms.

🏚️ Inclusion of the long-term reuse of vacant or underused listed buildings in the countryside.

📋 A new permanent presumption in favour of sustainable development, giving national planning policy a stronger role in decision-making.

The Government has also announced a review of Permitted Development Rights for on-farm reservoirs, and whether further planning reforms are needed to support the delivery of infrastructure required for food production.

For farmers, landowners and rural businesses, now is the time to consider future water security and the planning opportunities available for agricultural development.
