Property searches are checks carried out during conveyancing to flag anything that could affect the property you're buying.

A local authority search looks at planning history, building control records and any restrictions tied to the land.

An environmental search covers things like flood risk and contamination.

A water and drainage search confirms how the property connects to the mains and who's responsible for maintaining it.

None of this is optional box-ticking, because if a search throws up an issue, it can affect the price you're willing to pay, the mortgage offer, or whether the purchase goes ahead at all.
