Major shifts are coming for UK landlords! Proposed legislation aims to introduce significant new obligations and tenant protections, covering:
1. Anti-Discrimination: New prohibitions against discriminating based on family status or those receiving benefits. This means an end to blanket bans on certain tenant groups.
2. Pets by Request: Tenants will gain the right to request to keep a pet, and landlords will be legally required to reasonably consider these requests, shifting the default from "no pets" to "pets by negotiation."
3. Mandatory Ombudsman: Landlords will be required to join a mandatory ombudsman scheme, providing tenants with a clear and accessible route for dispute resolution, and increasing landlord accountability.
