➡️ Transitioning Tenancies: Impact on Existing Fixed-Term Agreements
Landlords, a major shift is coming for your current tenancy agreements! Many of you are seeking urgent clarity on how the new laws will affect existing fixed-term tenancies.
Under the new system introduced by the Renters' Rights Act, all existing fixed-term Assured Shorthold Tenancies (ASTs) will automatically transition into Assured Periodic Tenancies upon their current fixed term ending.
What this means for you:
• Automatic Conversion: No need for new agreements; the tenancy simply becomes periodic.
• No New Fixed Terms: After conversion, landlords will no longer be able to offer new fixed-term tenancies. All new agreements will be periodic from day one.
• End of Section 21: Once converted, these tenancies will fall under the new Section 8 grounds for possession, as the Section 21 "no-fault" eviction process will be abolished.
