The renders are beautiful. But has the project been approved on paper?
That’s what the building permit (licencia de obras) tells you — something no showroom or brochure can: that the project complies with local planning and urban regulations. It’s the administrative basis of what you are actually buying.
And it protects the people who pay before anything is built — buyers and investors — because it means the construction has been properly approved by the authorities.
In Spain, checking it is one of the most important legal steps when buying a new development. So make it your rule: ask for the documents before reserving, not after.
Buying a new build on the Costa del Sol? Book a consultation at maelabogados.com — we’ll check the project’s paperwork with you, in your language (EN/ES/FR/DE).
