Twenty percent down is where mortgage default insurance stops being required. It is not the minimum to buy. On many homes the minimum is far lower, and the real question is how a smaller down payment and the insurance premium compare with waiting years to save more. Message me before you decide to wait. I'll run both scenarios side by side with your actual numbers.
