August brought a steady finish to summer in the Greater Victoria real estate market. 🏡

The Victoria Real Estate Board reported 591 unconditional sales, up approximately 13% from August 2025, when 523 properties sold.

We also saw:
• 1,158 new listings — up about 7% year-over-year
• 3,662 active listings — up about 2% from last August

With both sales and inventory higher than this time last year, buyers continue to have options while well-priced, well-presented homes are finding their buyers.

As we head into the fall market, understanding what these numbers mean for your neighbourhood and your plans is what really matters.

June saw a balanced market continue across Greater Victoria. While sales (719) and new listings (1,510) were slightly lower than this time last year, active listings climbed to 4,054, giving buyers more choice and creating opportunities for both buyers and sellers.

📊 Victoria Real Estate Market Update | May 2026

The Victoria real estate market remained active in May, with 713 unconditional sales recorded across the Victoria Real Estate Board region. While sales were slightly lower than May 2025 (758 sales), buyer activity continues as inventory levels provide more choice and opportunity.

🏡 Key Highlights:
• 713 sales in May 2026, down 5.9% from May 2025
• 1,789 new listings came to market, slightly lower than last year
• 4,029 active listings, up 8.4% from May 2025, giving buyers more selection and reducing some of the pressure seen in recent years

With inventory continuing to grow, we’re seeing a more balanced market emerge. Buyers have more options and time to make informed decisions, while well-priced and well-presented homes continue to attract strong interest.

🚂 NOW & THEN: 1700 Douglas Street — 1905 & 2025

What a difference 120 years makes!

This remarkable “Now & Then” view at Douglas and Fisgard Streets captures the famous *Flying Dutchman* locomotive crossing Douglas Street around 1905, with one of Victoria’s early streetcars visible in the background. At the time, steam trains, bicycles, horse-drawn vehicles, and electric streetcars all shared Victoria’s growing streetscape.

The grand brick building behind the locomotive still stands today at 1700 Douglas Street, surviving through generations of change in the city. In the 2025 photo, automobiles have replaced locomotives and streetcars, and the building is now home to the beloved Beehive Wool Shop — a longtime Victoria institution for knitters and fibre artists.

It’s fascinating to imagine the sounds of steam whistles and rattling streetcars echoing through this intersection more than a century ago, compared to the steady flow of modern traffic today.

Special thanks for the colourized version of this historic image — it brings an entirely new life and perspective to early Victoria. 📸
