Deb Archambault - Shuswap Real Estate Deb Archambault Personal Real Estate Corporation Living in the Shuswap since 1997 🏡 Helping clients buy & sell with RE/MAX since 2013.

I bring great communication, organization & a personal touch to every move. Let’s find your perfect place together! 😊 Realtor® with RE/MAX Shuswap
I have been living in the Shuswap community since 1997, the first 8 yrs. in Blind Bay and I now in Salmon Arm. Although I was born and raised in Ontario – the Shuswap is my home. My Western life started in the lower mainland however, after experiencing

the Shuswap for its beauty and outdoor adventures – all it took was one Houseboat Trip – I fell in love and was fortunate to get transferred to the Area! The communities are small and the environment was one in which I wanted to raise a family – a good decision all around and I have never looked back. In the winter months, you can find me on the curling rink, or carving my way down (slowly) on the slopes. While the summer is reserved for Golfing, on one of the many courses in the Shuswap, or taking to the water for a paddle. My true joy, however, lies in spending quality time with friends, family and the many clients I have had the pleasure of working with. Whether you're seeking the perfect home to buy, ready to sell the one you’re in, or simply want to chat about the Shuswap’s Real Estate Market, I would be happy to be your go-to person for both professional guidance and genuine conversation. With me you'll find a Real Estate Agent who embodies the values of trust, care, and authenticity with a commitment to honesty and integrity. As YOUR Real Estate Agent, I look forward to helping you find that new address or sell the one you are at. It will be great to meet you! You can contact me via email [email protected] or my cell 250-803-2133

What is a mortgage and how does it work? A beginner's guide
As someone who’s helped many Shuswap buyers and sellers navigate their first home purchase, I know mortgages can feel overwhelming at first. In simple terms, a mortgage is a loan that uses your future home as collateral, typically repaid over 15 or 30 years. Your monthly payment isn’t just the amount you borrow—it also covers interest, property taxes, and insurance. There are several types of mortgages out there: fixed-rate, adjustable, and government-backed options, each with their own pros and cons. One thing to always keep in mind: missing payments can bring extra fees or even risk foreclosure. My goal is to make sure you feel comfortable and confident as you take each step, with honest advice and a clear understanding of your options—because real estate should always feel personal and never pressured.

Real Estate Market Research Reveals Strong 7.2% CAGR Outlook Through 2030
Market research points to a bright future for real estate: projections show the industry reaching $6,267.22 billion by 2030, with an impressive 7.2% compound annual growth rate. This surge is fueled by the ongoing demand for modern housing, urban improvements, active investment, and the expansion of rental and brokerage services. In my 17 years of helping buyers and sellers across the Shuswap, I’ve seen how these trends shape real opportunities for clients looking to make thoughtful moves in our market. Staying informed about where the industry is headed is just one way I work to ensure your real estate decisions are grounded in the best possible knowledge.

Canada Housing Needs Better Payment Planning | Personal Real Estate Corporation
As many of you know, the Canadian housing market is showing a bit more stability these days, with steady policy rates and some easing on the inflation front. Yet, for those of us navigating the realities of homeownership in the Shuswap, the real challenge remains: can your household budget comfortably handle your payments, regardless of where rates are headed? If you’re coming up for renewal, starting the planning process early is key. I often see that the first renewal offer rarely puts your best interests first—taking time to compare options can make a real difference. With more homeowners turning to rental suites or family support to make ends meet, it’s important to clarify exactly how lenders will count suite income before you make any decisions. On the supply side, federal housing projects may break ground later this year, but the national housing agency expects fewer new builds in 2026 compared to 2025. Whether you’re buying, renewing, or refinancing, the smartest move is to model what sustainable payments look like for your situation, shop around for renewal terms, and carefully weigh refinancing costs against any penalties. My approach—rooted in long-term relationships and local insight—has always been to make sure clients are equipped with the right information for these decisions.
