One detail stood out when I looked through September’s housing report: the difference between sales inside Fredericton and those elsewhere in the region.

Homes in Fredericton North and South sold for an average of approximately 100% of asking price. Taking those city sales out of the regional totals puts the remaining area at roughly 96%, based on the report’s rounded figures.

Inventory tells a similar story. The south side had 2.9 months of supply and the north side 3.8, compared with 4.7 across the full region.

My takeaway is that buyers have more choice, while conditions inside Fredericton still favour sellers. Even then, the experience can be quite different from one neighbourhood or price range to another. That’s why I find it useful to look a little closer before drawing conclusions about the market as a whole.

Three Months. One Clear Trend.

If you’ve been waiting for the Fredericton housing market to become easier to work with, this summer was a step in that direction.

Looking at June, July and August together, buyers had more choice and the market felt less rushed. Home values also held up well, with the MLS® benchmark price reaching $364,200 in August, up 5.8% from a year ago. For homeowners thinking about selling, I think that's encouraging. Buyers now have more opportunity to compare what’s available. Taking a little extra time to get the price right and make sure your home shows its best can help you stand out.

After three fairly consistent summer months, the Fredericton market appears to be returning to more familiar conditions. That’s a good place to be as we head into fall.

Thinking about a move, or just wondering where your home fits in the current market? I’m always happy to talk it through.

July gave us a clearer look at the Fredericton market.

Sales were lower than last July, but that only tells part of the story. Fredericton and Region recorded 254 residential sales in July, down 15.1 percent from July 2025. Active listings were up 19.4 percent, and months of inventory sat at 3.1 compared with 2.2 last July.

I’ve had a few clients mention that signs seem to be staying up a little longer before the sold sign goes on, and I think that matches the market right now. Summer has been quieter, and the pace feels a little more traditional than it did during the peak years. Buyers still seem interested, but they have more room to think.

The price side is still holding up. July’s average sale price was $372,263, up 4.6 percent from last July. The MLS® Home Price Index benchmark price was $361,100, up 5.9 percent over 12 months. In plain language, that gives us a cleaner look at price trends because it is less affected by which homes happened to sell in July.

The clearest shift is in negotiation room. July’s sale to list price ratio was 98.0 percent, compared with 100.5 percent last July. A year ago, the average home was selling slightly above list. This July, the average sale finished below list.

If I were sitting down with a homeowner right now, I’d say the market is still in a good place. Fredericton has more inventory than last year, prices are holding, and it’s still seller leaning. The difference is that buyers have more options to compare, so the focus needs to be on the right price, a clear first impression, and dealing with obvious concerns before they become objections.

If you are thinking about selling, the useful question is not simply what the market is doing. It is where your home fits in the market buyers are seeing right now.

Earlier this spring, I shared a market gauge showing how Fredericton had shifted from the peak years. Now that we're halfway through 2026, I wanted to share what the latest numbers are showing.

There are more homes available than last year, and people have more options to compare. The gauge has moved, and it still points to seller leaning.

Through the first half of 2026, Fredericton and Region sits at 3.3 months of inventory.

More choice has changed the feel of the market. Good preparation is still showing up in the results.

Congratulations to my clients on the sale of 140 Ryan Court.

This one was about more than just getting sold. It was about getting the timing right.

After securing their next home, we needed the sale of Ryan Court to line up properly with the move. The result was a sale significantly over asking, with a closing date that gives them the clean transition into the next home.

A strong sale, good timing, and a great next step.

The first number you see is usually only a starting point. Tax assessments, Realtor.ca, and nearby sales can offer useful context, but they do not tell the full story. Condition, location, timing, and buyer demand all shape the result. Better information leads to better decisions.

This move was about a lot more than real estate.

A return closer to family. A different pace. A new home is already taking shape through renovations before the next chapter begins.

It was a pleasure helping guide both the sale and the purchase side of the move.

Wishing this family all the best as the renovation dust settles and the next chapter comes together.

Fredericton's strongest buyer activity is currently concentrated in the $300,000 to $499,000 range.

From January through May 2026, residential home buyers in that range accounted for 355 sales. In May, those same price bands showed on average days to sell of 17 to 19 days, with only 2 to 3 months of inventory.

For homeowners thinking about selling this year, this is where the right plan starts. Your home's price range can affect timing, preparation, and how buyers respond.

Start with a clear read on where your home sits in today's market before making your next move.

Smart moves usually start before the sign goes up or the home search begins.

The best results come from understanding the Fredericton market, weighing the trade offs, and making the right decision at the right time.

Know what matters. Move with confidence.

Property tax bills have become harder to simply accept for many New Brunswickers.

Mine included.

The province is now reviewing the property tax system, with a focus on making it more predictable and easier to understand.

As a REALTOR® in Fredericton and a homeowner myself, I follow this closely because property taxes show up early in housing decisions. One of the first questions people ask when they start looking at homes is simple, how much are the property taxes?

That answer can influence monthly budgets, affordability, downsizing plans, investment decisions, and the long term cost of staying in a home.

After reading through the government’s consultation report, my view is that it confirms what many people have already been feeling, property tax bills are becoming harder to predict, harder to understand, and harder to absorb.

The direction sounds promising, but the real test will be in the legislation. Until those details are released, it is too early to assume what the final impact will be.

For anyone who wants more background, the Government of New Brunswick property tax overhaul page is a useful place to start.
