I'M SOLD® | 26 Leavery Street 🏡

A huge congratulations to my seller on closing this chapter, and to my buyers on securing their new dream home. 🔑

Two different goals, one address, and a lot of work behind the scenes to get everyone to the finish line.

Thank you to both sides for trusting me through the process. Really happy to see this one come together.

Congrats to my seller & buyers! 🥂

August Stats.

More homes for sale. Fewer sales. Prices still up.

In August, there were 4,117 homes for sale across New Brunswick — 6.5% more than last year.

At the same time, 825 homes sold — down 8.7%.

And despite that? The benchmark price was $342,400, up 5.9% year-over-year.

So buyers have more options. Homes aren't selling at the same pace as last year. But prices haven't suddenly fallen off a cliff either.

And here's the part I think matters most:

These are New Brunswick numbers.

They don't automatically tell you what's happening with a $200K mini home in Fredericton, a $500K family home, or a property outside the city. Different price points and different areas can behave very differently.

The big numbers are useful for understanding the direction of the market.

Your market is the one that actually matters.

If you're wondering what things look like in your neighbourhood or price range, send me a message. I'll pull the numbers and we can look at what's actually happening — no sales pitch required.

Happy Birthday to me 🎂 & Congrats to my seller! 🍻

110 Dougnorth Street is officially SOLD! 🏡

Every sale has its own story, and this one definitely had a few twists along the way. We made some adjustments, kept things moving and ultimately got it across the finish line.

And the timing worked out pretty well too — getting to put up another SOLD sign on my birthday today is pretty cool 😎 Not a bad way to spend it. 😄

Remember when I said accepted offer ≠ SOLD?

Well… now we celebrate. 🎉

All conditions have officially been met and 41 Rebecca Drive is SOLD!

Huge thank you to my seller for trusting me with their home. From getting it ready for market, to the photos and video, showings, negotiations, and finally working through the conditions — we did it!!

Big shout out to Abhi Menon - Remax East Coast Elite for bringing the buyer and being so great to work with.

I have to admit… putting that SOLD sign up felt pretty damn good. 😂 Great start to the birthday weekend!

Apparently I haven’t posted here in almost two weeks. 😅

It’s been a little busy.

Between working at the office, showings, listing appointments, offers, editing videos, the kids going back to school and everything else happening behind the scenes, posting on my social media got pushed pretty far down the list.

But there’s actually a lot happening.

Right now, 3 of my listings have accepted offers and are working through their conditions.

And that brings up something I learned first hand watching other REALTORS® experience this.

An accepted offer does not mean a house is sold.

After nearly five years working behind the scenes in real estate, I’ve seen deals look like they were coming together… until they weren’t.

Financing can fall through. Inspections can change things. Conditions don't always get satisfied.

So while an accepted offer is definitely good news, I’ve learned not to celebrate too early.

There’s still work to do until those conditions are met and the deal becomes firm.

Accepted is a big step.

Firm is when we celebrate. 🙌🥂

🎥 How much house does 41 Rebecca Drive get you?… quite a bit.

5 bedrooms. 2 bathrooms. Plenty of room to spread out inside, and a backyard setup that gives you just as much reason to head outside.

The massive back deck is made for entertaining, with the gazebo and tiki bar included — and there’s even room to add a pool back into the setup if that’s on your summer wish list.

If you need extra bedrooms, room for the family, or simply a home with space that can adapt to how you live, this one deserves a closer look.

📍 41 Rebecca Drive, Fredericton
💰 $489,900
