The market has changed. Has your strategy?

That was really the heart of our Facebook Live with Patrick Francey and Calvin Hexter as we looked ahead to RECON.

Think about it this way: no good sports team runs the exact same plays regardless of the opponent, the score or who is on the field.

Real estate investing shouldn’t be any different.

Selling a home as-is doesn't mean you have to accept whatever offer comes your way—or spend thousands on renovations before listing.

The key is knowing **what's actually worth doing**, what buyers care about, and how to position the property for the right buyer.

A deep clean, fixing the most visible issues, and clearing out clutter can go a long way. And while you don't need to fix every problem, known material defects still need to be disclosed.
