When it comes to selling your home, it's important to resist the urge to overprice and "chase the market."

Here's the thing, overpricing doesn't lead to a higher selling price. In fact, it often results in the opposite. Buyers are savvy and armed with plenty of pricing information. If they perceive your home as overpriced, they might not even bother to request a showing, let alone make an offer. And if you have to keep reducing the price, you could end up selling for less than you would have if you priced it right from the get-go.

In addition, an overpriced home tends to sit on the market for a while. That prolonged time can make potential buyers wonder if something's wrong with the property. At the end of the day, it prevents you from moving on to your next dream home.

But hey, there's good news! Setting a realistic price from the beginning puts you in a better position for negotiations. When your home is attractively priced, it draws in more buyers and creates competition. That means you have more power to negotiate favorable terms and maybe even score a higher sale price.

So, my advice? Skip the overpricing and "chasing the market". Set a fair price based on market conditions and comparable sales. Trust me, you'll have a better chance of getting the outcome you want.
