This question comes up in almost every conversation I have with a buyer.

A strata inspection report can run into hundreds of pages. It is easy to feel overwhelmed and focus only on the levy amounts. What I look for first are special levies that have already been approved, repeated discussions about building defects with no clear resolution and whether the capital works fund has enough money set aside for future repairs.

A strata report reveals the health of the scheme, not just the levy amount. A careful review today can save you from an expensive surprise after settlement.

Reading a strata report isn’t the hard part. The challenge is knowing what you’re looking at, and whether it’s something you can live with or whether it is a reason to walk away.

Just because everything looks fine at first glance it doesn’t mean there are no issues. The report might mention building defects, ongoing disputes or upcoming special levies. But without the right context, you wouldn’t know if any of that matters.

You might read the whole report and still wonder, Is this normal? Should I be worried? Is this still the right property for me?

Strata fees might look fine on paper, but they don’t always tell the full story.

You might see a breakdown for cleaning, gardening and insurance and think you’re in the clear. But behind those “reasonable” numbers could be special levies worth thousands, unresolved legal disputes or major structural repairs still to be paid for.
