Closer to the C*D can feel safer but it isn't automatically the stronger investment.
Here are two Dual Key packages from our dashboard, side by side:
Tarneit (metro): $799,820, $1,150 a week, 7.48% gross yield. Suburb vacancy 4.32%.
Kilmore (regional Victoria): $665,200 with a $10K builder discount, $990 a week, 7.74% gross yield. Suburb vacancy 1.65%.
Same strategy, very different numbers. That's $134,620 less to get in, a similar yield, and a lower vacancy rate. It doesn't mean regional always wins. Growth, land size and build quality matter too. It means the postcode alone doesn't tell you much.
It's not metro vs regional. It's which location fits your goal, and what the data says.
Not sure which strategy fits? Take the Property Match quiz (link in bio) and see current deals that match your answers.
Yields are indicative, gross and before costs.
