I bought this place for £92,200 and put £40K into the full refurb. Once it’s done it values at £165,000.

At 75% loan to value I pull £124K back out. After legal costs my total outlay was around £135K, so I’m only leaving about £11K in the deal.

That £11K now pays me roughly £400 net every month and the property keeps appreciating year on year.

So tell me, was it worth leaving twelve grand in for that? I think so.

Everyone fixates on the £40K refurb and forgets the whole point is to pull nearly all your money back out and recycle it into the next one♻️

Got quoted £6,000 for the drive. 5 drop kerbs and tarmac on 40 sqm.

Went back to the guy, asked what he could do. He knocked off £500.

Then I called someone I trust in the trade. £42.50 per sqm plus the highway fee. £3,039 total.

Saved over £2,000 on one line item.

In a BRRR deal that’s £2,000 more you pull out at refinance, not money you’ve lost. Three quotes minimum, every single time.
