A well-planned show house can be an effective way to introduce your property to several potential buyers and create momentum around the sale. But a successful viewing starts well before buyers arrive.
As the seller, your role is to prepare the home and give buyers the space to experience it. Your agent can then take care of the viewing, answer questions and manage the follow-up.
Prepare Your Home in Advance
Don't leave everything until the morning of the show house.
Give the home a thorough clean, declutter surfaces, tidy cupboards and remove unnecessary personal items. Pay particular attention to the kitchen and bathroom, and make sure the home smells fresh and neutral.
Check that all your lights are working and open curtains and blinds where appropriate to maximise natural light.
Give Buyers Space
Where possible, leave the property during the show house. Buyers are often more comfortable discussing the property openly and asking questions when the owner isn't present. Make arrangements for pets to be safely out of the home too.
Let Your Agent Lead
Your agent should manage the show house professionally, welcome potential buyers, highlight relevant features of the property and answer questions where appropriate.
After the show house, timely follow-up is equally important. Feedback can provide useful insight into how buyers are responding to the property and whether any further action is needed.
A successful show house isn't about creating pressure. It's about presenting your property at its best, allowing buyers to view it comfortably and allowing your agent to manage the process professionally.
