The modern age demands more than ambition. It asks for clarity, courage, and the willingness to keep going when things aren’t always certain. This generation carries something remarkable: the ability to question, to connect, and to create in ways that were not possible before. This Youth Day serves as a reminder that the decisions made today shape what becomes possible tomorrow.

Living in an estate or sectional title development comes with various rules and regulations. When those rules are broken, many schemes simply issue fines that land on the levy statement. The law requires a specific process before a fine can be imposed on a homeowner. Living in an estate or sectional title development?

You signed the property deal, moved in, and then the problems started. Improper zoning, undisclosed defects, a condition the seller knew about and never mentioned. Many buyers assume the voetstoots clause ends the conversation, but the law protects buyers where misrepresentation influenced the decision to purchase. At Delberg Attorneys, we move quickly, build your case on what the courts require, and give you a clear answer on where you stand. You do not have to accept the outcome just because you signed the deal.

A voetstoots clause does not give a seller the right to provide false information. Many buyers are misled into buying a property with unclear zoning conditions or hidden defects. What buyers don’t realise is that the law provides remedies, and they are more accessible than most people realise. We have unpacked your legal options when the facts don’t add up after you’ve signed a property deal.

It is not uncommon for buyers to sign an offer to purchase in one name, only to later decide the property should be registered in a trust, company, or another person’s name. What many do not realise is that changing the purchaser later on can create a second transaction for legal and tax purposes. Early legal advice can prevent expensive restructuring later.

Transfer duty is one of the key costs influencing the true affordability of a property purchase. Understanding how it is calculated, when exemptions may apply, and how VAT can affect the transaction allows buyers to budget accurately from the outset.

At Delberg Attorneys, we help buyers gain clarity on the financial implications of a transaction so they can structure their finances properly and proceed with confidence through the transfer process. https://tinyurl.com/4wn2db5s

When buying property from a developer, one of the most important questions to ask upfront is whether the purchase price is VAT inclusive. Many buyers assume the listed price reflects the full cost, only to discover later that the transaction’s tax treatment affects the overall amount payable. This can impact bond approval, cash flow, and the true affordability of the purchase.

Before signing the deal, ensure the agreement clearly records exactly what is included in the purchase price. https://tinyurl.com/n642b3fe

When buyers hear that there is no transfer duty on a new development purchase, they assume they are saving money. That isn’t necessarily the case. Where the seller is a VAT-registered developer, VAT applies instead of transfer duty. The tax has not disappeared; it has simply moved into the purchase price. Understanding that distinction is essential when comparing developments to resale properties. What looks cheaper upfront may work out differently over the life of the bond.
