Inwoners van Mosselbaai word in kennis gestel dat voorbereidings onderweg is vir die samestelling van die Munisipaliteit se volgende algemene waardasierol, in ooreenstemming met die vereistes van die Wet op Munisipale Eiendomsbelasting.
Hierdie wetgewing is nasionaal en vereis dat alle munisipaliteite in Suid-Afrika eiendomme binne hul jurisdiksie waardeer en eiendomsbelasting daarop hef. Die wet stel โ€™n eenvormige raamwerk daar vir die regulering, waardasie en belasting van eiendomme regoor die land.

Volgens die wet moet munisipaliteite hul waardasierolle gereeld bywerk om huidige marktoestande te weerspieรซl. Vir plaaslike munisipaliteite soos Mosselbaai is โ€™n waardasierol vir โ€™n maksimum tydperk van vyf jaar geldig. Dit verseker dat eiendomswaardes deurlopend hersien word en in lyn bly met veranderinge in die eiendomsmark.

Eiendomsbelasting vorm โ€™n belangrike komponent van elke munisipaliteit se jaarlikse finansiรซle begroting. Hierdie belasting word bereken op grond van twee hoof faktore: die waarde van โ€™n eiendom en die tarief waarteen dit belas word. Die tarief word so vasgestel dat die munisipaliteit sy begroting kan balanseer terwyl noodsaaklike dienste steeds gelewer word.

Dit is belangrik om daarop te let dat veranderinge in eiendomswaardes nie noodwendig tot โ€™n toename in munisipale inkomste lei nie. Wanneer eiendomswaardes oor die algemeen styg, word die tarief gewoonlik verlaag om die begroting te balanseer. Omgekeerd kan tariewe verhoog word indien eiendomswaardes daal. Hierdie benadering verseker regverdigheid en finansiรซle volhoubaarheid.

Die huidige algemene waardasierol van die Mosselbaai Munisipaliteit het op 1 Julie 2022 in werking getree en sal geldig wees tot 30 Junie 2027. โ€™n Nuwe waardasierol sal dus vanaf 1 Julie 2027 geรฏmplementeer word.

Om hierdie proses te ondersteun, het die Munisipaliteit NDK Valueerders as die amptelike diensverskaffer aangestel. Hulle span is tans besig met veldwerk regoor die munisipale gebied, wat eiendomsinspeksies en die insameling van relevante data insluit om die nuwe waardasierol saam te stel.

Inwoners mag verteenwoordigers opmerk wat inspeksies in hul gebiede uitvoer. Alle veldwerkers dra amptelike werk-identiteitskaartjies en beskik oor aanstellingsbriewe. Hierdie dokumentasie bevat die name en kontaknommers van beide die Munisipaliteit en NDK Valueerders, wat inwoners kan skakel ter bevestiging.
