When you're looking at a property, it's easy to get distracted by the things you can see.

How big is the house?
How many bedrooms?
Is there a pool?
How big is the garden?

But some of the most important questions aren't visible during a viewing.

Before making an offer, consider asking:

๐Ÿ“‹ Have alterations or additions been properly approved?

๐Ÿ“‘ Are there any registered servitudes affecting the property?

๐Ÿ’ฐ What are the ongoing costs of owning the property?

These questions can reveal important information that you won't necessarily discover by simply walking through the house.

Corner properties can be attractive for all sorts of reasons โ€” more light, more frontage, better access and sometimes a great sense of space.

But having two street frontages can also mean more questions to ask before you buy.

For example:

Access โ€” How will vehicles and pedestrians enter the property?

Boundaries โ€” Who is responsible for what, and what does the boundary arrangement mean in practice?

Servitudes โ€” Are there registered rights affecting the property?

Our Coffee & Pastries Morning was held right here outside our officesโ€” and it turned out to be the perfect setting for a morning of good coffee, delicious pastries and even better company.

What started as a simple idea โ€” come and have a coffee with us โ€” turned into a wonderful morning filled with conversation, networking and genuine connections. โ˜•@

We were so grateful to have so many people join us. Seeing our space filled with people enjoying themselves and engaging with one another was truly special.

Property transactions involve a lot of documents.

And when you're buying or selling, it can be tempting to think:

"I'll just sign here and the attorneys will handle the rest."

But those documents aren't simply administrative formalities.

An agreement can set out important terms that affect the parties' rights and obligations โ€” including what is being sold, the purchase price, occupation, conditions of the sale and other agreed terms.
