THIS IS SERIOUS!
Do you have a copy of existing Council approved plans for your house as it is built today??
If not, you will run into the following problems when you want to sell your property:
1. It will be a condition of your sale that you must provide the buyers with approved plans
2. You then need to find an architect to draw up plans to correspond with the house and outbuildings as it is build (+/- 4 weeks)
3. You then need to submit plans to Council for approval (4-8 weeks)
4. If you encroach a building line, you have to submit a relaxation application first before you can submit your plans (2-3 months)
5. If you are over the coverage or FAR of your property you have to REZONE first (12-18 months)
6. If you have a Sectional Title unit, the plans will have to follow above route and time frame, THEN you must get a Land Surveyor to measure up the property in order for him to update the Sectional Plan at the Surveyor General’s office (which can only be done once your plans are accurate and approved), and once the SP is approved, only then can you transfer your property (2 to 3 months)
THIS IS SERIOUS! You don’t want your sale to be cancelled due to the above as some of these requirements takes a long time to get sorted out. Act NOW!

1. Let us do a search at Council records and make copies of all existing council approved plans (sometimes they can’t find a file or the microfilm, then you have to get plans drawn up and have them resubmitted)
2. Let us get you the zoning information for your property in order to see what your building lines are and what your rights on the property is, ie. Floor area ratio, Coverage, Height etc.
3. If your existing build do not correspond with plans we find, you have to submit to Council to get updated plans approved
4. We can assist you in house with the draughting of your plans
5. We will prepare all the necessary applications and let you know what the requirements will be in order to get to a point where we can submit your plans for you
DON’T LET INCOMPLETE PLANS AND OUT OF DATE SECTIONAL PLANS LET YOU LOSE YOUR SALE AND CAUSE YOU UNNECESSARY STRESS.
MAKE SURE ALL IS IN ORDER, APPROVED AND ON FILE.
You might not plan on selling now, but when you (or your heirs do), you/they don’t need to go through all this trouble at that point
