You’ve signed an offer to buy a house. Now what? 🏡

You've found the one. You've signed the Offer to Purchase, it's been accepted, and you're already mentally deciding where the couch will go.

But before you start packing boxes, there's still a legal process to complete.

Once the agreement is signed, several things need to happen before those keys are officially yours:

1. Check those conditions
Your offer may be subject to conditions such as obtaining a home loan or selling an existing property. These need to be fulfilled within the agreed timeframes.

2. The conveyancing process begins
The transferring attorney receives the instruction and starts gathering the documents and information required to transfer the property from seller to buyer.

3. The finances need attention
Depending on the transaction, you'll need to budget for costs such as transfer costs and, where applicable, transfer duty and bond registration costs. Your attorneys will provide the relevant figures and guide you through payments.

4. There are several parties working behind the scenes
The transferring attorneys, bond attorneys, cancellation attorneys, municipality, SARS, Deeds Office and your bank may all have a role to play. This is why property transfers don't happen overnight.

5. Keep asking questions
If you receive a document you don't understand or aren't sure what happens next, ask. Your conveyancer is there to guide you through the process.

And finally...

Don't buy the curtains for the new lounge just yet. 😄

The property only legally becomes yours once transfer has been registered in your name at the Deeds Office.
