When your conveyancer says:
“The transfer has been lodged.”

…it means the required documents have been submitted to the Deeds Office for examination.

The documents are then checked to ensure that the necessary requirements have been met before the transaction can proceed towards registration.

It's an important milestone in the transfer journey but registration is still the ultimate goal.

If you're selling a property that still has a bond registered over it, the existing bond will generally need to be cancelled as part of the transfer process.

Your bank will need to be notified, and the relevant attorneys will coordinate the cancellation process alongside the property transfer.

It's a good idea to start this process early — especially because banks may have their own notice requirements.

Planning to sell? Don't leave your bond cancellation until the last minute.
