This might be an unpopular thing for an estate agent to say.
If three agents value your home at R2.2m, R2.25m and R2.6m, it’s very tempting to believe the R2.6m valuation.
But here’s the problem:
THE MARKET DOESN’T KNOW WHAT AN AGENT PROMISED YOU.
A higher valuation doesn’t make your home worth more.
What matters is what similar properties have actually sold for, what else buyers can get for the same money, and what buyers are willing to pay in the current market.

That’s why I believe a good valuation should do more than give you the number you were hoping to hear.
It should give you an honest picture of where you stand.
Even when the honest answer is a lower number.
