How a closed account is reported to the bureau matters as much as the fact that it's closed.

'Settled in full' is relatively neutral - it tells a lender you met your obligation. 'Written off' tells them the creditor gave up trying to collect the full amount, which lenders read as a warning sign about risk.

The two can describe the same closed account, but they land very differently on your profile. Before you pay anything to settle a debt, get it in writing: the account will be reported as settled in full. Protect the story your credit record tells.

It's a fair expectation - remove the bad stuff, score jumps up. The reality is a little more layered.

Your credit score reflects two broad things: the negative markers dragging it down, and the positive history building it up. Clearing adverse listings, flags and judgments removes the drag. That alone often makes a real difference to whether you're approved.

But a strong score also needs positive data - accounts managed well, payments made on time, credit used responsibly. After clearance, that's the rebuilding phase. The clean record opens the door; sensible habits walk you through it.

Clearance and rebuilding work together. One without the other is only half the job.

This myth keeps people trapped in resignation. They assume that entering debt review branded them for life, so why bother trying to move on.

It isn't true. Debt review is designed as a temporary protective process. When you complete it or otherwise qualify to exit, the flag is supposed to be removed from your credit profile. The law provides for this.

The catch is in the word 'supposed'. Removal isn't always automatic in practice. Bureaux need to be formally updated, and that follow-through is exactly where things stall - leaving people convinced the flag is permanent when it's simply stuck.

Stuck is fixable. Permanent it is not.

Declined for a home loan after you've already exited debt review? Someone completes debt review, receives their clearance certificate, waits the obligatory period, and applies for a home loan - only to be declined. They've done nothing wrong, yet the door stays shut.

It's not bad luck and it's not personal. Something on your profile is still flagging.

Usually one of three things is happening. The debt review flag was never formally removed from one or more bureaux. Default listings from the review period are still active and visible to lenders. Or an old judgment - which doesn't disappear on its own - is still attached to the profile.

Any one of these is enough to trigger a decline. A home loan assessment is unforgiving: lenders pull your profile, see an adverse marker, and the application stops there. They rarely explain which marker caused it.
