Happy Boss’s Day to Anita, Karishma and Nareanka! ✨

Three incredible women, three different strengths, and one team lucky enough to be led by them.

Thank you for your leadership, your guidance and all the ways you help our team grow. Today, we celebrate you and the people you are, not just the roles you hold.

We hope you feel just how appreciated you are today! 🎉💛

South Africa’s repo rate has increased. What does that mean for YOUR home?

The repo rate has risen by 0.25 percentage points to 7.25%, taking the prime lending rate to 10.75%.

If you’re a homeowner, planning to buy, or hoping to sell, this matters to you.

If you already own a home:
Your monthly bond repayment could increase if your interest rate is linked to prime. Check your revised repayment before your next debit order catches you by surprise.

If you’re hoping to buy:
The amount the bank is willing to lend you may not be the amount you can comfortably afford to repay. Make sure your budget allows for the unexpected, too.

If you’re selling:
Changes in borrowing costs can influence what buyers can afford and how confidently they approach the market. Pricing your property realistically becomes especially important.

If buying your first home has been sitting on your wish list, don’t automatically assume the door has closed. Your affordability will depend on your income, expenses, deposit and the interest rate offered by the bank.

We understand that buying or selling a property is one of the biggest financial decisions many people will make. Knowing what lies ahead can help you approach that decision with greater confidence.

Are you already paying off a bond, or are you still saving for your first home?

We’d love to hear how the latest rate change is affecting you.

Every successful business has a story. Ours began 24 years ago with one determined woman, one conveyancing typist and a vision that would grow into something extraordinary.

Through perseverance, hard work and unwavering determination, Anita Fivaz built a respected firm, earning appointments to the panels of all major banks and establishing trusted relationships with major property developers over the years.

The true success of Fivaz Inc. is not measured only by its achievements, but by the people who have helped make those achievements possible.

Anita understood that building a successful business meant building a strong team. She trusted her employees, gave them responsibility, encouraged them to grow and empowered them to take ownership of their work.

Through her leadership, employees became more than just part of a business. They became part of its success, its growth and ultimately, its legacy.

Over the past 24 years, countless individuals have contributed their dedication, hard work and commitment to making the firm what it is today. Some have been here for decades, others for only a chapter of its journey, but each has left a mark.

Anita may have started this journey, but it is the people she believed in, guided and empowered who have helped turn her vision into the success it is today.

Perhaps her greatest achievement is not simply building a successful firm, but creating something that others could take pride in building alongside her.

Today, on behalf of every employee, past and present, we thank you, Anita, for your vision, your trust and the opportunities you have given us.

You gave us the foundation, you trusted us to build upon it, and together we became part of something greater than ourselves.

Thank you, Anita, not only for building a business that has stood strong for 24 years, but for the people you have uplifted along the way and the lasting legacy you continue to create.

Congratulations, Anita, on 24 incredible years!

We spend a lot of time talking about what we do. Today, we thought we’d show you who does it.

These are some of the people behind the emails, phone calls, property transfers, contracts, signatures and everything else that keeps things moving.

We’re lucky to have plenty of reasons to smile at the end of the week.

Happy Friday from all of us at Fivaz Inc.

Have a wonderful weekend! 🎉

You’ve found the property and the price is agreed. You’re excited 🎉
The estate agent is ready to get things moving and the Offer to Purchase arrives in your inbox...

It’s tempting to sign it and get on with the exciting part.

Before you do, take a moment.

A property agreement is about far more than the purchase price.

What happens if the beautiful built-in cupboards you assumed were staying are not actually included?

What if you have arranged your move for the 1st, but the agreement provides for occupation on a different date?

What if you are relying on the sale of your current home before you can proceed with the new purchase?

What if there is a clause you have read three times and still don’t quite understand?

These details can have very real consequences once you have signed.

Before putting pen to paper, make sure you understand what you are agreeing to. If something is important to you, make sure it is properly recorded in the agreement. If you are unsure about a provision, ask before you sign.

We’re here to answer your questions, explain what you’re signing and guide you through the process, because buying a property is a big enough deal without having to figure out the legal side on your own.

If you’ve ever phoned us and heard, “Good morning, you’ve reached Fivaz Incorporated”, chances are you already know her.

Bongi is our receptionist, but that rather ordinary job title doesn’t quite capture what she brings to the office.

She has the kind of personality that feels like a bright sunny day. Warm, cheerful and genuinely happy to hear from you.

In fact, I sometimes think clients phone in just to speak to Bongi.

We’re very lucky to have her as the first face you see and the voice you hear when you call our offices.

Thank you for making every “Good morning” sound like you actually mean it, Bongi.

A servitude – the right for someone to use part of your property, like a shared driveway or pipeline – doesn't expire when the original owners sell up or pass away. It's registered against the title deed itself, which means it binds every future owner, whether they knew about it at signing or not.

Not sure what servitudes are registered against a property you're buying? We'll check before you commit.

The five things that typically delay property transfers:

ONE: a bond that takes longer than expected to approve – often because supporting documents were incomplete on first submission.

TWO: an existing bond that hasn't been settled or cancelled in time, which has to happen before a new bond can register.

THREE: outstanding rates or levies, since municipalities and body corporates won't issue clearance certificates until accounts are fully paid.

FOUR: F**A and compliance documents that are missing, expired, or don't match across the buyer, seller, and bank's records.

FIVE: a deceased estate in the ownership chain, which adds the Master of the High Court's timeline on top of the usual transfer process.

Most of these delays are avoidable with early preparation, which is exactly why a good conveyancer starts collecting documents on day one, not once the deeds office queries them.

Want to avoid the most common hold-ups? Get your documents to us as early as possible.
