Remember City Utilities is beginning a 3 year price increase. Check out these ideas on saving a few bucks on your bill, with this early winter storm and all the drastically cold temps, we may be pushing our heating systems pretty hard. And don't forget to give Spring Mountain Air a call for arranging a HVAC check up....it is not too late!

Very nice home featuring a well thought floor plan, major updates, and some privacy for your backyard entertaining. Great curb appeal tells you instantly that this are thoughtful and caring owners. Kitchen features corian counter tops with plenty of oak cabinets. There is a door off the eating area to the patio. Generous sized formal dining off the living separated by a half wall. Clever use of molding helps accent the living room with its built in bookcase and entrance to the patio. Large double sit down shower in the master bath is a plus. Striking window design are noticeable thru out. Flooring replaced in 2008. Newly textured & painted walls and ceilings just this year. Shingles replace in 2011 and has a warranty. New central air unit in 2012. The privacy fenced back yard is home to some great mature shade trees. The patio is situated such that the neighbors may never know you are out there.

Great News!! The USDA or rural development loans for the cities of Republic, Bolivar and Ozark has been extended to September 30,2013. These are zero down loans. If you are a first time home buyer, you have been given another opportunity to trade your rental payment for a mortgage to your very own home.

Also, for you folks living in Springfield or Nixa, the MHDC or Missouri Housing Development Commission program is still alive and well. Again first time home buyers ( if you have not owned real property for the last 3 years, you qualify as a first time home buyer! Very low down payment. So get busy! The market is active and prices are starting to move upward.

About 5 weeks ago one of my under contract listings came in at $95,000. That contract fell thru but another buyer quickly made an acceptable offer which the sellers agreed to. Earlier this week a different appraiser came out and appraised the same home at $88,000! While this is still above contract price, it makes me wonder. Its roughly 7% different and nothing has changed to the home. But, it sure changes the equity position of the new buyer. It is a starter home...nothing complicated and even the comps I looked at had a wide range of selling prices.

When I think of those current owners that refinance for a cash out, or to eliminate the PMI., it appears to largely determined by the luck of the draw from the appraisal pool. Undoubtedly, a lot of financial plans and strategy is directed from that valuation. The fact that the banks ultimately rely on this appraisal as gospel makes me realize how uncertain we homeowners have to be about the value of our major investment, I don't have an alternative.......but I am still amazed about the ramifications it has on us all.
