Two recurring problems are earnest money that isn’t handled properly and poorly written addenda that create confusion, delays, and unnecessary risk.
Here’s the coaching reminder: getting signatures is not the finish line.
Every contract you write should create clarity, protect your client, and help move the transaction safely toward closing.
So slow down.
Read every document.
Confirm the earnest-money terms and deadlines.
Never copy language from another transaction unless it truly fits this one.
And if you’re unsure, ask your broker before your client signs...not after a problem appears. ⚠️
