Under $275K. Two-minute drive to the Fox River. No carpet anywhere.

That's this Montgomery house I just toured: redone kitchen, hardwood floors, fenced yard, and a garage deep enough for a car and a lot of storage.

Then I drove over to downtown Montgomery. It's smaller than Naperville or Geneva, but the riverfront and the restaurants surprised me.

A Yorkville ranch with no HOA, and the park is one house away.

It's in Country Hills. Stucco front, rounded corners inside, a vaulted living room, a basement bar, and a three-season room I'd live in every spring and fall.

Almost 3,400 finished square feet in Yorkville, and no HOA payment.

This Country Hills ranch has three beds, three full baths, a three-car garage, and a backyard where nobody is built behind you — just a pond and green space past the fence. Pool, gazebo, privacy fencing on both sides, south-facing so the water stays warm longer.

The basement was finished five years ago and still kept about 120 square feet of real storage, which almost never happens.

Country Hills people — how much does not having an HOA actually change things day to day? I'd like to hear it from folks who live it.

Just under $650K in Yorkville gets you an all-brick 4-bedroom on over an acre, with nobody behind you.

I toured this Fields of Farm Colony home: built 2004, 2,400 sq ft plus a finished deep-pour basement, 3-car garage, new furnace and ACs in 2024, roof from 2022. The neighborhood has walking paths, ponds, and golf carts cruising around.

Yorkville and Oswego folks: would you trade city water for well and septic to get an acre?

Five bedrooms. Under $400,000. Two blocks from downtown Batavia.

I toured it this week, and the spec that got me wasn't the bedroom count — it was that the river trail path starts basically at the front door. You can run the 5K bridge loop without getting in your car once.

Then I walked into downtown and hit what might be the most affordable good ice cream in the western suburbs.

Batavia people — I didn't name the spot on purpose. Which one do you think I meant?

There's a house in Sandwich where you could walk to the fairgrounds for the fireworks and be home before the parking lot clears.

Toured a 2-bedroom on a corner lot this week — under $250,000, refinished hardwood, remodeled bath, big galley kitchen, one-car garage. Single level on a slab, so there's not much to maintain.

What got me was the location. It sits just off the street the fair traffic uses to exit, so you're close enough to walk in and far enough to not deal with any of it.

Sandwich folks — do you walk to the fair, or do you still end up driving it?

The Fox River Trail used to be a train line.

When the trains stopped running between Aurora, Batavia, Geneva, St. Charles and Elgin, the park districts took the corridors over, pulled the rails out, and turned them into what's now over 100 miles of connected trail. You can ride from Batavia south to Aurora and keep going to Oswego, or head north and not run out of trail for a while.

I toured a renovated 3-bed, 2-bath ranch in Batavia this week that sits about two minutes from a trail access point — quiet dead-end street south of downtown, under $375K, which is not an easy number to hit here anymore.

Batavia and Geneva folks, what's your favorite stretch of the trail? I want to know where to take the bike next.

There's a gate at the back of this west Aurora yard that opens straight onto the trail around the park. No neighbor behind you.

The house is a 3-bed, 2-bath ranch off Galena, built in that '60s–'70s stretch where the trees have finally filled in. Both bathrooms redone, hardwood refinished, kitchen rebuilt, and a fully finished basement with a third full bath — which you rarely see in a ranch that age over there.

West side folks: do you use that trail loop, or does it stay pretty quiet most days?

In a lot of western-suburb towns, the sewer line you own doesn't stop at the curb. It runs to the city main — which can be in the middle of the street, or on the other side of it.

And if it fails, you're the one paying to tear up the road.

That's just one of eight things I see catch buyers off guard on 100-year-old homes around Naperville, Aurora, Batavia, Geneva, and St. Charles. Knob-and-tube wiring, lead service lines, asbestos siding, "legal nonconforming" zoning — old houses come with old problems.

I moved to Sugar Grove myself — and there's a lot I wish someone had told me first.

School boundaries that send some kids to Montgomery. Subdivisions that feel like their own little islands. No real downtown (yet). And a park district that honestly punches above its weight.
