During the course of a year, we close hundreds of transactions and every kind of residential real estate closing, including single family homes, multifamily homes, condominiums, cooperative apartments and vacant land. We represent buyers, sellers, and lenders. Most of the real estate closings we handle are billed without a retainer. We charge a low flat fee which is not payable until you close. If the transaction does not close you do not owe us a fee. We also recognize how important it is to move quickly. When we represent sellers, contracts are prepared and sent out by email or fax within 24 hours. When we represent buyers, we immediately review the contracts and arrange to promptly meet with our clients to get the contracts signed. We handle closings throughout the New York metropolitan area, including Westchester, Orange, Dutchess, Putnam, Rockland, Sullivan and Ulster Counties as well as all five boroughs in New York City. Our law firm has expertise in negotiating short sale transactions. We have handled hundreds of short sales. We are able to obtain more short sale approvals in shorter periods of time than most firms because our staff processes the short sale paperwork (we do not send the file to a third party facilitator). Since we are preparing the contracts and interfacing with the short sale lenders to obtain the approvals the process is streamlined and the chance of success is greatly enhanced.
