The Real Estate Group at Stock and Leader is proud to be recognized by Chicago Title Insurance as a Top Producing Agent in Pennsylvania for the sixth consecutive year. This prestigious award highlights the firm’s steadfast commitment to delivering exceptional legal services and ensuring maximum security in real estate transactions for our clients.

Contrary to common misconceptions, hiring an attorney for your residential real estate purchase generally does not lead to higher costs unless a significant legal issue arises. Title insurance rates are set by the Pennsylvania Department of Insurance and are determined by the purchase price or refinancing amount for the property. This ensures that clients receive top-notch legal expertise at standard industry rates.

Our attorneys are well-equipped to assist clients with commercial real estate matters and to address more complex legal issues that may emerge during a residential real estate transaction. Our comprehensive approach to real estate law includes conducting thorough 60-year title searches, ensuring that properties are free from liens, encumbrances, and any adverse claims. This diligence provides clients with peace of mind and a secure investment.

We had the privilege of sponsoring the YWCA York 2025 Dorrie Leader Advocacy Award, which honored Jane Conover for her selfless advocacy and social justice work.

Attorney Jody Leighty spoke about the late Dorrie Leader, an influential community civil rights advocate and former YWCA York board president. Dorrie Leader was the spouse of Stock and Leader’s co-founder, Henry B. Leader.

A few of Jane’s impactful accomplishments through her roles at YWCA York and the York County Community Foundation (YCCF) include:
- Secured the first grant that established YWCA York’s Quantum Opportunities Program, resulting in hundreds of students gaining access to college
- Developed a neighborhood revitalization plan resulting in the first Pennsylvania Elm Street designated Neighborhood
- Led the merger of ACCESS-York and Sexual Assault Center, joining YWCA York.
- Grew the YCCF assets to exceed $200 million

It is admirable how Jane aligned her social justice efforts with awarding grants to advance racial equity. Congratulations, Jane, on this well-deserved recognition!

Ron’s primary role as a senior business attorney is to lead the Business team on business, commercial, and real estate transactions and mentor young lawyers.

Realtors Association of York and Adams Counties Executive Director Shanna Terroso talks with Real Estate Attorney Peter Ruth about the inspection contingency in the Standard Agreement of Sale.

The buyer has 10 days from the contract's signing date to get all the inspection reports such as HVAC, water, radon, property boundaries, restricted covenants, deed restrictions, zoning, and lead base paint, etc. back to the seller.

What happens if a buyer learns they won't get the results within those 10 days? The potential buyer can request an extension, but the seller is not obligated to grant the extension.

Tune in to this video to hear more from Peter.

The ongoing status of the Corporate Transparency Act (CTA) has recently caused much confusion. Enforcement of the CTA was previously delayed due to multiple court-issued preliminary injunctions with nationwide effect. As of February 18, 2025, however, these injunctions have been lifted, and the CTA is once again being enforced. In response, the Financial Crimes Enforcement Network (FinCEN), responsible for the administration of the CTA, has extended the deadline for non-exempt reporting companies to file an initial Beneficial Ownership Information (BOI) report.

Status of the Corporate Transparency Act is again being enforced with new extended deadlines established for filing an initial BOI report.
