Head's up to my landlord friends and clients. As you may know, Governor Ferguson signed HB 1217 into law. HB 1217 adds sections to the Washington Residential Landlord Tenant Act (RCW 59.18) and the Washington Manufactured Home Landlord Tenant Act (RCW 59.20) that limit rent raises to 7%+inflation or 10%, whichever is less for residential tenancies and 5% for manufactured homes subject the RCW 59.20. The notice requirements are pretty specific, so either call me if you want to talk about how to go about a rent adjustment, or read the new law very carefully. Well, 2020 is almost over. 2021 is looking like more of the same, at least for a bit. I'm very thankful. Despite being the most challenging year we've faced as a small local business, 2020 taught us quite a bit. We adapted to the challenges. We found ways to survive financially and emotionally. As a profession, we discovered that online calendars are actually much more efficient than we ever thought possible, and are a benefit to all parties involved. As a business, we found new ways to serve our clients and to help them achieve their goals through different paths.

Most importantly, we in Yelm grew together as a community. I can't express how much we appreciated the support from local community members and businesses. So, to all, Happy New Year! May 2021 be a time of growth, peace and prosperity in your lives.

I just want to clear the air on our response to the governor's latest mandate. We are a professional service, so we are shut down for in-office appointments. However, we're still working hard for our clients. We are available by phone, email and Zoom. The courts are not affected by this new mandate. They were already pretty much shut down to in-person hearings, anyway. So, hearings, trials, etc., are still moving forward as they were before. This is a brutal blow to small businesses across the state and my heart goes out to my fellow business owners. This is going to impact us, but we will survive. With no relief in sight, I think many won't.

We are pleased to announce that The Crowe Law Office has won the annual Best of Nisqually for Best Lawyer for 2020. It has been a great honor serving the people here in the Yelm area for the last ten years, and we're really looking forward to the next ten. We're also very proud of how we have risen to the challenges we faced in 2020. We have implemented Zoom and telephonic conferencing options for our clients, worked to make our office a safer area for in-person meetings, and adapted our practice to a new array of court procedures. It's been a long year, and recognition like this makes all the hard work worthwhile.
