I've seen so many buyers fall in love with a house, only to realize later that the neighborhood isn't the right fit. As someone who's helped countless clients find their dream home, I always advise them to look beyond the listing photos and visit the neighborhood multiple times.

When you interview agents to sell your home, one of them might give you a number that is significantly higher than the others. That number feels good. It is meant to.

But here is what I have watched happen: the seller goes with the high number, the listing sits, the price drops anyway β€” and now they are negotiating from a weaker position with buyers who know the home has been sitting.

Pricing is a strategy, not a compliment. I show every seller the actual data β€” what sold, what sat, where days on market started climbing β€” and we have an honest conversation about where your home fits in that picture.

Sometimes it is better news than expected. Sometimes it is a harder conversation. Either way, you deserve the truth.

Most agents won't say this out loud, so I will: overpricing your home is one of the most expensive decisions you can make as a seller.

The first two weeks a home is on the market are the most valuable. That's when buyer attention is highest. If your price pushes buyers toward better-value homes nearby, your listing sits. Days on market climb. And then a quiet but damaging thing happens β€” buyers start assuming something is wrong with it.

Price reductions bring a different type of buyer. One who already knows they have leverage. You end up negotiating harder from a weaker position than you would have if you'd priced it right from the start.

I will always give my sellers an honest number β€” even when it's not the one they were hoping for. Because the goal is to actually sell your home, not just to get the listing.
