Selling your home is overwhelming enough—your pets don’t have to add to it! 🐾🏠

I hear this from sellers all the time: “Dawn, how do I handle showing my home without stressing out my dog (or cat)?”🙏🏻

The biggest mistake? Trying to “manage” an anxious pet while buyers are in the house. It negatively effects the buyer’s experience and keeps you and your pet on edge.

One simple strategy is :
✅ Use “Showing Windows” so you have a predictable schedule.
✅ If you’re home, a car ride or a walk is planned out
✅ If you’re at work, we use blocks of time to manage the showings to keep your pet safe
✅ Have a “Go-Bag” or a secure room for the kitties.

Do you have to disclose if a house is haunted? 👻🏠

In New Jersey, legally , a ‘haunting’ or even a past death in a home isn’t considered a material physical defect, so sellers aren’t required to volunteer information relating to paranormal activities or psychological stigmas such as natural death, accidental death, murder or su***de, because these events do not impact the physical structure or safety of the home.

But here’s the key: Buyers have the right to ask, and the seller and the agents must be honest. You cannot misrepresent or lie about a properties history, even if it’s “humor”. So, sellers, if your agent or a buyer asks, you must be honest.

🙏🏻Sellers, please don’t worry. Lots of homes have had a death occur, and for many buyers a natural death is not going to be a deal breaker. Furthermore, as a seller, you may not know the entire history of your home, and not knowing is ok, too. But if you do know of anything, and are asked, YOU MUST DISCLOSE.

My job as your Realtor is to help my sellers understand the Seller’s Property Condition Disclosure Statement and work with my buyers to get the facts they need to feel confident in their investment.

🏡🍾Before you pop the ch*****ne, make sure you aren’t accidentally sabotaging your closing! 🍾🏡

Closing day is so close, but the final stretch matters just as much as the first. Here are 5 things you absolutely shouldn’t do before you hand over the keys:

1️⃣ **Don’t stop the lawn care:** Curb appeal matters until the very last minute! Don’t let the grass get out of control just because you’re moving. And if it snowed, remove it from driveways and walkways.
2️⃣ **Don’t take items that need to stay:** If it’s attached to the house (fixtures, appliances, hardware), it stays with the house. Avoid those awkward closing day disputes!
3️⃣ **Don’t shut off utilities:** Keep the lights and water on until the transfer date. Buyers need to do their final walkthrough, and the house needs lights & water on.
4️⃣ **Don’t leave a mess:** Treat the next homeowner like you’d want to be treated. A house empty of trash, dirt, and personal items makes for an stress-free transition.
5️⃣ **Don’t keep secrets:** If something unexpectedly happens at the house at the eleventh hour, be upfront about it. Transparency prevents a last moment closing table scramble or a closing day delay.
