United States: Affordability Improves in 2026
Affordability is finally making a comeback in the U.S. housing market. With home price growth hovering around 1% this year—slower than inflation and previous projections—we’re seeing real gains in affordability, even as prices remain steady. In the first half of 2026, the market found its footing: sellers brought expectations in line with reality, and buyers began to hold more leverage. Existing-home sales are set to improve modestly, supported by mortgage rates projected to stay in the low-6% range, which means monthly payments could fall about 2% year over year as the pace of price growth cools. Both buyers and sellers have displayed remarkable resilience, with more realistic pricing and slower inventory growth helping transactions continue. As the second half of 2026 approaches, I expect momentum to build, with previously hesitant buyers and sellers finding terms that finally make sense. Drawing on years of experience representing both buyers and sellers at the highest levels, I see these shifts as opportunities for well-prepared clients to move forward confidently in a more balanced market.

In the second quarter, banks across the US kept commercial and industrial loan standards mostly steady, with stronger demand from large and middle-market businesses. But on the residential side, demand for home loans has softened, while credit card requirements have tightened and auto lending remains steady. Notably, fewer people are seeking vehicle financing, and smaller business borrowing hasn’t changed much—demonstrating just how varied today’s credit conditions are for business owners versus households.

All this is unfolding against a backdrop of persistent inflation, solid economic growth, and a labor market that continues to show resilience. With the Federal Reserve maintaining benchmark rates, it’s crucial to track how these lending shifts influence home buying, selling, and investment decisions.
