🍻 Friday night plans? We’ve got some history for you.

The Wobblies were a radical labor movement with a big idea: one big union for everyone. They organized workers who were often shut out of traditional unions—including immigrants, women, people of color, migrant workers, and unskilled laborers.

We’ll screen The Wobblies, then dig into the story with historian Hamish Lutris and author/activist Steve Thornton.

History, a good film, a bar, and a conversation worth sticking around for.

🏠 Changes Are Coming to Home Appraisals

Beginning November 2, 2026, Fannie Mae and Freddie Mac will require a new appraisal reporting standard known as UAD 3.6 for new appraisals submitted through their system.

What does this mean for buyers and sellers?

The new appraisal process is more detailed and data-driven, with greater emphasis on accurately documenting a home’s size, condition, improvements, features and other property characteristics.

For sellers, preparation will be important. Keeping a record of improvements—such as a new roof, heating system, kitchen or bath renovations, windows, additions and other major updates—can help make sure the appraiser has complete and accurate information about your home.

For buyers, don’t be surprised if the appraisal report looks very different from appraisals you’ve seen in the past. The familiar appraisal forms are being replaced with a new, more comprehensive reporting format.

It’s also possible that appraisals may take a little longer to complete, particularly during the transition to the new system. With additional information and documentation being collected, buyers and sellers should be prepared for the possibility of some additional time in the appraisal process.
