Here’s the latest on what experts over at Bloomberg Business are saying about the current housing boom.⁣

No doubt today’s environment feels a lot like the bubble market in 2006, but don’t worry, there are a few "market" differences:⁣

Loans are much harder to get today than in 2006. Lenders have raised lending standards and loans are smaller in proportion to house values and borrowers’ income. Translation? Buyers can’t weasel their way into loans like they used to.⁣
The main factors in the current price runup are tight supply and strong demand, not sloppy lending.⁣

Many think the boom has been years in the making. Having overbuilt in the 2000s, homebuilders underbuilt in the 2010s—and now, it's playing catch up.⁣

There’s no picture-perfect time to buy a house. ⁣

The best time is simply when it makes sense for you. ⁣

Yes, competition is fierce these days, but if your income is stable, if you have healthy savings, and if you’re ready to put down some roots, now may be the ideal time to sn**ch up your little corner of the world. ⁣

Of course, if you’re working on paying down debt or building up your savings, sit tight and carry on. Experts say mortgage rates will stay low for the foreseeable future and that might give time for supply to rebound just a little. Plus, the last place you want to be is in over your head in an oversized mortgage.⁣

I get this question a lot.. “So...just how much money will I walk away with when all this is said and done?” ⁣

If you’re selling your home, no doubt you want to have a pretty darn good idea of how much money you’ll pocket in the end. ⁣

Enter the seller’s net sheet.⁣

A seller’s net sheet is a document (filled out by me) that carefully estimates how much cash you will receive once you subtract the expenses associated with selling your home. Expenses like: ⁣

Commissions for listing and buying agents⁣
Title document preparation fees⁣
Escrow fees⁣
Home warranty (both buyer and seller)⁣
Title policy⁣
Property survey⁣
Closing costs⁣

To be as accurate as possible, I’ll often ask sellers to provide info like their mortgage loan payoff or any monthly or annual HOA fees. ⁣

And of course, one of the most significant numbers included in a seller’s net sheet is the expected sale price of your home. The good thing about working with a qualified and knowledgeable agent is his or her ability to run a comparative market analysis report and price your home just right for the market conditions.⁣

Being a landlord is awesome, so long as you know what you’re walking into. And trust me—it’s way more than getting a check in the mailbox every month (although that is one of the main perks!). ⁣

If you’re thinking about adding “landlord” to your resume, go in with your eyes wide open with these three tips:⁣

While kind and friendly tenants are easy to work with, “kind and friendly” doesn't always pay the rent. Run thorough background checks on potential tenants by calling references, checking credit scores, and reviewing finances. Make this a non-negotiable no matter how friendly they appear.⁣

Build up enough savings so you can comfortably cover your obligations for a month or two without tenants in place. Why? Because tenants won’t pay on time or you’ll have gaps as old tenants move out and new tenants move in.⁣
Talk with a property management company and at least consider using their services to facilitate the lease and collect payments. Most charge a monthly fee of between 8% – 12% of the monthly rent collected. If the rent is $1,200 a month, that’s about $120 for someone else to handle it all. Totally. Worth. It. ⁣
