It’s important to have a well drafted contract for your real estate closing, and that is why we recommend hiring a professional such as a real estate agent or an attorney to do so. Contracts establish agreed upon parameters and expectations for your transaction and are meant to protect both parties’ interests to see the transaction through. Insufficient contracts, while sufficient to proceed with the purchase/sale of your home, will likely be difficult to enforce or reconcile should one of the parties default.

If you’ve ever visited our office, you know that our building is located in the historic district of Downtown Wilmington. Lots of clients stop in and ask about the history of this building: Who previously owned it? Was it a residential property at one point or another?

Here’s the answer and a fun fact for your Friday! Our building was built in 1997, and we are the original occupants! Our office was architecturally designed to look the part of historic downtown inside and out.

A title search involves an attorney researching the history of a property to confirm who the legal owners are and to determine if there are any liens, judgments, UCC financing statements, Easements, Right of Ways, or other defects attached to the property. Your closing attorney uses this title search as a guide to clear title for your real estate closing. A clear title, along with title insurance, ensures that you will be the rightful owner of the property and helps to protect your interest in the property for as long as you own it.

Worried about wiring your closing funds? Our Firm, like many other Firms, requires buyers to wire closing funds that exceed $10,000.00, so it is likely that you will have to wire your closing funds. Wire fraud isn't something to take lightly, but there are ways to wire funds safely. Our office has policies in place to ensure that your closing funds reach our Trust Account safely and on time for your closing. Before you send a wire, call the account holder where you are sending the funds to verbally verify the wiring instructions you received. Do not accept any change to the wiring instructions you've verbally verified. Our office will not change our wire instructions and calling us verifies that you are sending funds to the correct account and further protects your closing funds.
