Theme: Sometimes solving the problem means finding the right person—not renovating the house.

🏡 SOMETIMES THE BEST REAL ESTATE DEAL IS THE ONE YOU DON’T HAVE TO REHAB.

We recently purchased a property in Warsaw with a plan for what we would do next.

Like we normally do, we introduced ourselves to the neighbors.

That simple conversation changed the entire deal.

One of the neighbors already owned property beside and behind ours. Because of the previous relationship between the property owners, buying this particular property directly had never happened.

Once ILM Investors became involved, the situation changed.

We were able to put the pieces together, sell the property to the neighbor, make a small profit, and move on to the next project.

The original owner got to move forward with his plans.

The neighbor gained control of a property that made sense for her.

And we didn’t have to force a renovation just because that was the original plan.

REAL ESTATE NEGOTIATIONS… YODA EDITION.

I was texting with a Realtor about a property we’re looking at.

She tells me:

“The seller is just trying to figure out what their bottom dollar is.”

My response:

“Bring an offer and then we can decide!”

She says:

“We are trying lol.”

So naturally, Yoda had to enter the conversation:

“DO. OR DO NOT. THERE IS NO TRY.” — YODA 😂

Her comeback:

“Annoying, but wise you are. — Yoda, probably 😂”

This is one of the things I enjoy about doing business.

You can be professional without making every conversation so serious.

Having a little fun while doing business, joking around, and apparently quoting Yoda 😂 is part of what makes business relationships personal and unique.

At the end of the day, real estate is a people business. Deals come and go, but the relationships you build with Realtors, investors, contractors, lenders, buyers, and sellers can last for years.

🏠 THIS IS WHAT IT LOOKS LIKE WHEN A REALTOR REFUSES TO GIVE UP — AND A TEAM FOCUSES ON SOLUTIONS.

At ILM Investors, we call ourselves Real Estate Problem Solvers for a reason. Not every real estate transaction is clean, simple, or easy. Sometimes getting to the closing table takes persistence, relationships, experience, and people who refuse to quit.

This property in Greenville, NC was listed back in April. It received thousands of online views, hundreds of saves, and plenty of showings.

But getting it SOLD was another story.

The deal fell through twice, and there were several moments when it looked like it might not close at all.

When we finally found the buyers, the challenges kept coming.

Their lender continued adding requirements. During the inspection, we discovered the upstairs AC wasn’t working, so we agreed to concessions. Then the lender capped those concessions.

Later, the buyers had to refinance their existing home to make this purchase work.

We finally had a closing date… and then the attorney’s schedule created another delay.

This is where having the right Realtor and the right team matters.

During due diligence, several smaller repairs needed to be handled. Paxton used his local relationships and contacts to get them taken care of. It took call after call after call — you’ll see some of that in the video.

Then came the biggest challenge.

🚨 During the final week, we discovered a major issue that required someone with the right skills and experience to fix that specific problem — and we were running out of time.

We couldn’t give the buyers additional concessions, and there wasn’t enough time to handle the repair the traditional way before closing.

But Paxton refused to let the deal die.

Using his experience and relationships, we worked out a solution. I fronted the payment with a certified check so the work could move forward — and we got the property CLOSED. 🔑

That’s real estate.

Deals don’t always close because everything goes perfectly. Sometimes they close because the people involved refuse to stop looking for solutions.

And if you’ve seen Paxton’s collection of trophies, you already know he’s competitive. 😂🏆 He brought that same attitude to this transaction and went above and beyond to get us across the finish line.
