I love it when agents add things to listing details like
1. Seller requests local lenders
2.seller requests no lockbox- but then puts the worse thing they can on the house- a combo lockbox
3.No agent cell number but an office phone
4. Don’t know how showing time or any other showing service works

As a buyers agent id like sellers to use local agents, realtor secure lockboxes, and put your damn cell number in your profile and stop being a du***ss when it comes to representing sellers …

Originally posted last summer before the required changes to the agent fee disclosures and MLS rules changes last August. It’s 11 minutes long but worth watching if you’re a buyer or a seller in today’s world. Just my two cents worth….work with any agent who shares your values, understands your needs and goals and can undeniably demonstrate they are working for YOU!

This is solid advice. Many water heaters also recommend you remove a gallon or so from the drain valve monthly. That way you remove sediment before it accumulates. The anode rod makes a chemical reaction and attracts things that that will corrode your tank and make your water smell (that’s my technical explanation🤣)

REALTORS within the code of ethics cannot talk rates. Licensed agents who are not REALTORS are not obligated to any Code of Ethics. My comment has no bearing on agents vs REALTORS, but was my opinion on who pays who in a transaction…

“OMISSION FOR COMMISSION…
When the seller is paying excessively to a buyers agent only the buyer loses. It screams of the potential for misrepresentation, collusion, omission. Personally my problem is one client paying two agents. You haven’t sold your value to a buyer until they are willing to PAY YOU for the hard hard work you will be doing for them. Why should the last seller in the process pay you for 6 months of the buyer putting you through the wringer until they finally realize everything you told them day one was true?”
