This, hands down, has been my most important real estate win this year, as I have gotten my feet under me as a full-time self employed turning my hobby into a real business and determining how that business is called to .

A recent Ryan Pineda interview with Erwin Raphael McManus embodies the idea of tithing perfectly. As we as entrepreneurs build and generate in business, and in designing our perfect lives, we are called to sow the fruits of our labor in ways. The root word of "generous" is to be "generative". So, to further create opportunities to give to others, in turn allows us further opportunity to give and generate in our own lives.

In this effort, that is exactly what happened. I felt called to reach out to this family's landlord, so we were on the same page, and my friend Amy Sharp Williams and I worked together to raise money from the local real estate community, and secured a 100% match on our fundraising efforts, so everyone's charitable dollar, equaled two!

Read the article, look at all those names... If this big happy family does not deserve a blessing like this I don't know who does. In the photo, Amy and I met with the landlord of the house, and presented the gift on December 1st... We had the opportunity of meeting this big, loving, happy family all still smiling and enjoying life despite being in the face of adversity, grieving the loss of the matriarch of the family from a freak accident.

Their attitude is so uplifting. I hope we can motivate others to give in similar ways that they are able, especially during this holiday season.

We were so pleased to help them, and thank everyone who generously helped our to do it, (Stuart Po***ck & Huso Akaratovic), and more.) as well as the generous anonymous donor who matched the gift.

May God continue to bless them in ways better than we could...

πŸŽ‰ I just celebrated my THREE year anniversary in the workforce πŸŽ‰

This date marks what would've been 3 years at my corporate job, thus my 3 year mark when benefits fully vested, therefore:

- the date Mom made me promise to stay at the 9-5,

- and thus the day I planned to leave my corporate job....

(....oh how we plan and God laughs...)

Back in Feb I was placed on a Performance Improvement Plan

Blindsided; never saw it coming. Thought my metrics were strong despite market headwinds

Nevertheless, in corporate America, every day can feel the same until one day blindsides you and turns your life and job as you know it, upside down. Because you do not fully control your own destiny.
..I was scared... so I gave myself 5 min to cry, mainly because I had just gotten my new company car, then "dusted myself off"

After work, my first call I made was to a seller of a property. Off market deal, about $15,000 more than I paid for 4 similar houses in the same area, so I was lukewarm about it.

However, I knew I had to get another or into the portfolio if I was likely losing my job. So I call this one my "PIP house"

Here's where it gets interesting. I put it under contract and renovated it. Spent equal to my first year's salary just in to the place.

Ironically enough, TODAY of all days, that THREE year mark, where I had always planned to , I cash out refinanced this property to pay off my hard money lender.

Crazier yet, get this..........

My total cash back at closing, is the SAME as the annual salary I walked away from when I got canned...

This is why I love and am glad my former employer made the decision for me. ONE DEAL now yields my entire year's pay I lost out on. AND it's a , so not even taxable income πŸ™‚

What other investment vehicle allows you liquidity, appreciation, monthly dividends, AND ?

This PIP house is worth about $20,000 a year in to shelter other income. I wouldn't have been able to utilize this tax designation had I not been .

I determine these coincidences as signs "we are exactly where we need to be right now" in God's plan for our life.

The last signs that I am right where I need to be:

I went to a coffee shop to work on note/deed of trust edits on a seller finance deal I got under contract before work the morning I got fired. I call it my " house" πŸ˜‚

The car that drove by when I walk out is a gray Night Edition RAM 1500 Limited. Same company car I had.

The last car I saw before turning into my neighborhood was identical to the LAST company car I had: a black Wagoneer Carbide edition. Crazy....

I share this story because if you are considering focusing on your full time, it's not so bad; nor is it scary. My life is way better now, (and it was great then!)... It all works out, has a plan for our lives, & we are exactly where we need to be right now.

We put $$ in the owner's pocket and relieved her of her unpaid taxes and this liability that was vacant for years.

We can buy properties with owner financing and can sell them with financing too!

A couple who wanted to get away from the city was able to purchase this property so they can turn it back into a home with sweat equity, without having to qualify for a regular mortgage! We structured the deal to accommodate their needs and give them the opportunity of homeownership at a fraction of what the house will be worth once it's fixed up!

This is a deal where I was able to help the seller by putting a little money in her pocket instead of her deeding it over to the town for free

She had a stack of code violations and unpaid taxes.

I will be giving someone the opportunity for homeownership by selling it with monthly payments.

They can have sweat equity and increase the value and I'll be the mortgage lender.

This is what many would consider a tear down and many house buyers would not be able to help this person, but I saw the opportunity and character where it could be renovated like new again!
