I’m so proud to be working with this team of Mediators in Philadelphia City’s Eviction Diversion Program a few hours each week. We do make a difference.
Here are some recent rather interesting stats, since the Eviction Diversion Program began in 2020, mostly fueled then by the craziness of the Covid pandemic, but now having become a staple of Philadelphia’s social/legal programs:
* The program has served a total of 87,703 landlord-tenant pairs in Philadelphia.
* Philadelphia Landlord-Tenant court filings are down 36%.
* Landlords and tenants reached 8,170 pre-court agreements with 70.6% of mediations resulting in an agreement.
* The City provided Targeted Financial Assistance to 13,600 households since 2023, paying a total of $62.5 million in rental assistance.
* In 2016-2019, 21,457 renting families faced an eviction court filing on average each year. With the Eviction Diversion Program in place, filings fell to 13,769 per year (2022-2024).

I spent the better part of last week in attendance at the 25th Annual National Conference of ACR (Association of Conflict Resolution) in Philadelphia at Temple University’s Conference Center. It was wonderful to connect and also reconnect in person with so many awesome fellow practitioners, presenters and organizers, many of whom I’ve known for years, albeit so many of them virtually.
Even though I’ve been a professional mediator now for almost 20 years and continuously attend various conferences and take a ton of CEs and CLEs, I’m still always amazed at how much more new and insightful material on the matter is being presented, considering conflict and it’s resolution is as old as mankind! LOL

Mediation & Conflict Resolution

Yesterday we were both celebrating International Conflict Resolution Day and the 5th Anniversary of Philadelphia City’s exemplary Eviction Diversion Program - a highly successful collaboration of the city’s dedicated Staff of Housing Counselors and other key employees, some of Philadelphia’s Judiciary, the Philadelphia Bar Association, the CORA/Good Shepard organization and a number of seasoned volunteer Mediators. The City provides continued funding for all staffers and the targeted financial aid needed.
As Mediators we help resolve and prevent so much unnecessary despair, drama and heartache for both tenants and landlords, especially when tenants have temporary hardships and emergency needs, preventing homelessness at the core.
After only about a year now I was honored to have been presented with a lovely crystal award as one of the volunteer mediators in this cool program.
The reception was held at the edgy Cira Center, with some fabulous views of DT Philadelphia.
Positive change and helping hurting souls . . . that’s why i became a mediator in the first place almost 20 years ago!

I have exciting news . . . in August . . . Lol 😎
As we are heading into the last weekend of summer on the mountain with water slides and lazy river, Montage has announced that the Winter Group Discount Program will be back for the 2025/2026 Season.
I have signed up our Back Mountain Winter Sports Club right away. Looking forward to another awesome season. ⛷️🏂🎿Montage‘s snowmaking equipment is the best!!
Reminder: this club is a private club that evolved from the original Dallas Ski Club a decade ago. We are NOT affiliated with the school district.
Any one who lives, works, has attended or is attending any of the schools in the Back Mountain, including the colleges, may join or continue another season.
If you haven’t bought a season pass, this is the way to go.
Pre-season six-pack sales for group members are starting soon and end December 14th.
