Builders Adapt Homes to Buyer Payments | Helping buyers, sellers, and investors make informed real estate decisions throughout Western Massachusetts. 🏡
We're seeing a meaningful shift in new construction: in Early-Q3 2026, 53% of new single-family home sales in the US closed below $400,000, up from 50% over the past year. The median price landed at $393,800, while the average was $508,800. But this isn’t just about prices dropping—it’s about builders focusing on more entry-level, smaller homes, while luxury builds still keep that average up. Nearly 34% of sales were in the $300K–$399.9K range, compared to 28% just one quarter earlier. Meanwhile, the $400K–$1M range lost ground, and there was a slight rise in $1M-plus homes.

Price tags can be misleading. When you’re comparing new homes, don’t just look at the number on the listing. Consider the price per square foot, lot size, homeowners association fees, taxes, insurance, finishes, builder incentives, appraisal support, and how much cash you’ll need to close. My background in construction and home improvement means I dig into these details for my clients, making sure you see the full picture—not just the sticker price. If high payment pressures and a steady supply of new homes continue, we can expect builders to keep offering more affordable options under $400K nationwide. My goal is always to help you find the right fit—educate, communicate, and make sure you know exactly what you’re getting. More Than Real Estate. Real Solutions.

Massachusetts Uses Public Equity for Mixed-Income Housing | Helping buyers, sellers, and investors make informed real estate decisions throughout Western Massachusetts. 🏡
There’s a new approach to mixed-income housing here in Massachusetts that's worth noting—especially for those of us who care about both the numbers and the neighborhoods. Recently, some promising mixed-income projects stalled before they could break ground, all because rising interest rates made the original financing just not add up. To bridge that gap, the state’s housing finance agency stepped in with a smart solution: pairing below-market public equity with subordinate debt. Instead of covering entire projects, this strategy fills the tough spots in the capital stack, cutting down on expensive private equity and helping developers actually secure their construction loans. What’s particularly effective is that the public equity is structured as an investment, not just a grant—so it pays annual dividends and is repaid at the end of the term. That means the same public dollars can be recycled into new projects down the line, stretching every bit of housing funding further. As someone who’s spent years on both the construction and real estate sides, I always keep an eye on how creative financing can open up more options for families and investors alike. Solutions like these are a reminder: it’s not just about real estate—it’s about building lasting value for our communities.
