Grew up celebrating Mom’s birthday with fireworks…it’s a special holiday!

This year was full of family, friends, repairs & a spectacular fireworks display from our neighbors!

Thanks to the (much needed) rain & cooler temps, I didn’t feel so bad putting in time on Mary Ann Morningview this weeke...

Thanks to the (much needed) rain & cooler temps, I didn’t feel so bad putting in time on Mary Ann Morningview this weekend! And don’t think I was solo - it’s been a team effort!!

-Template for countertops (Countertop Concepts of Wichita) ✅
-Popcorn ceiling scraped ✅
-Shower/tub surround boarded & sealed ✅
-Old lights removed, making room for new (brighter) fixtures & a couple ceiling fans ✅ (this required a couple fun visits to the attic 🙃)
-Scraped old paint from woodwork (in only 2 rooms 😗) ✅
- taped same 2 rooms in preparation to paint ✅
-Old Carpet removed from stairs ✅

We enjoyed “date night” eating on an impromptu box table on site one night, though did carve out a little family time Sunday!

Not our normal Memorial Day weekend…and thats ok! Plenty of summer remains for playing!

With ALL the rain, it’s good to remember the importance of proper guttering, not to mention the damage water can have on a home over time…. as shared from a friend, and business owner of a water restoration company in Hays, KS:

1. Guttering is critical to a home.

2. Do you have your guttering checked and cleaned yearly? A small amount will block downspout openings.

3. Properly sized downspouts. Meaning, how much guttering does one downspout drain.

4. Does the downspout drain at least 4’ from your foundation? It can drain directly onto a splash block, but is the soil in that area properly sloped away?

5. Rain barrels. Throw them away!! Or ensure your rain barrel has an overflow that matches the downspout that dumps into it. I promise you, a one once overflow will NOT work. Is the overflow extended away from the foundation of your home a minimum of 4’?

You obviously don’t have to check any of this, but I’m only trying to save you the following future issues.

A. Moisture against your foundation will cause structural issues.

B. Downspouts and poorly sloped soil are the #1 cause of water in basements.

C. “I don’t have a basement, so I don’t need to worry.” - WRONG!!

C1. Slab homes, meaning concrete floors. Water will soak near the foundation and cause heaving of the foundation.

C2. Crawlspaces are the number one space to get wet. You don’t go in them, so the issue escalates. Structural issues. Mold. Mildew.

D. Moisture seeping into homes is the #1 reason for pests. Termites love it!! If I open a crawlspace lid and see cobwebs, it’s wet or been wet. Take away the moisture and take away their ability to live.

These are simple tips for you. I know guttering or guttering maintenance isn’t sexy like a new rug or painting your bathroom, but it’s 500% more important. Take my advice now, or pay me later to do the repairs. It’s that simple.

Let it rain!!!!

Ps. Landscaping companies don’t always understand the concept of good drainage. Beware.
