Welcome home to the newest homeowners!
This year started on shaky grounds for my clients. They lost a dear family member and they wanted to be far from the constant reminder of where they lost their loved one. When they contacted me, they were ready to make a move, but still needed to prequalify. Our in-house lender qualified them within a couples of days after receiving all their documents. At this point both buyers and the lender were in the loan approval stage, we just needed a home to attach the loan to.
The search began in multiple cities of San Bernardino county. My clients wanted a pool home with views of the mountains and hardwood floors throughout. I selected homes meeting their criteria and we set out to see the homes over a weekend. We took breaks for lunch and discovered the local eateries. Within a couple of days, I was submitting offers on their behalf.
After some negotiations, their offer was accepted. We all did a quick happy dance then proceeded to take on the challenge of inspections, appraisal, and disclosures. A domino of events and negotiations ensued to satisfy both sides of the sale to move us closer each day toward closing.
The planning buyers go through while working their regular jobs is something to make note of. The timing of my clients move, and our coordinated efforts led to a smooth transition from their existing home to the next.
Escrow closed within 30 days as expected, under asking price, and with concessions.
There is a lot of give and take in every transaction from all parties as we Cha Cha Cha into each phase of the sale. I work closely with my clients to address concerns and assist where I can when possible.
Delivering the keys to my buyers brings me so much joy. It is the start of new beginnings and a much anticipated journey for my clients.

Closed on time, with seller credits, and my client’s offer was accepted under the sales price.
The sale of a property required a team of professionals to bring the home to a successful close. Each real estate transaction requires:
- real estate representative (seller)
- real estate representative (buyer)
- brokers
- transaction coordinator on both sides
- escrow
- title rep
- lender
- property insurance
- appraiser
- inspectors
- contractor
- natural hazard disclosure rep
- home warranty rep
- the city inspectors
And more i may have missed. Each of these team members also has a team they need to comply with real estate and lender laws. When I’m asked, what’s taking so long or can we cut the escrow time in half, it starts a snow ball effect involving the coordination of each of these individuals.
When a home closes on time, everyone mentioned above understands what it took to get us there.

Not every home is perfect and picture worthy, however, every home deserves its story to be honored.
This home we’ll call Occidental had been occupied by the same owner for 50+ years. The home had thrived while the homeowner took care of it as best she could until her passing. For 50+ years, she and her husband raised their children in this home. Her children grew up knowing Silverlake before it was a thriving hipster hotspot. They walked to the local stores and markets on Silverlake Blvd, Sunset Blvd and made friends with neighbors in the surrounding streets. The family was known by name and the neighbors grew up and grew old together until each one moved on and away. This family was one of three remaining that was known for decades in the area.
Occidental went through probate, then the shortsale process as the home’s condition could not compete with the other fully restored homes in the area. At 100 years old, it was time for a new owner to honor its history and put a little love into it as it deserves. On April 30, the new and deserving owners took on this beauty to restore this Mulberry Heights, Silverlake cottage and give it a new beginning. Occidental is a story to celebrate!
Let’s wish the investors (intentionally not mentioned) all the best on their journey as they prepare this home for its next 100 year journey.

The home we live in holds precious memories our families hold on to for years to come. When the home exchanges hands, there is a sense of loss for what was, a release of the stress of holding on, then excitement builds for the future: Moving on to the next home, the next chapter, or simply the act of letting go.
This home was a first home for the family that sold it. The home their newborn children came home to, the home the family experienced their time together: The first swim, the first laughter, the first cry, the first walk, the first fall, the first birthday party, the first family gathering, their first meal together, and where they welcomed god’s light and glory.
Now, a new family will experience their own firsts and the cycle begins at excitement. Excitement for all the possibilities!
It is my pleasure and an honor to represent families and guide them through the sale of their first home. In many cases, go back through memory lane in to bid well to all the good times until their hearts are ready to let go…

There is a story behind every home, and a home behind every person.
The one of many first memories for my client at his new home most certainly will be when his mom, dad, and siblings came to see his home the day he received his keys. The pride and joy of a young man showing his parents his first home that he purchased on his own is a cause for celebration. The emotions of such an event bring about happy tears. The proud strong hug of a father holding back proud tears and the happy yet concerned hug and kiss from a a mother make for first memories at a new home.
Making a house a home starts with small yet personalized touches: A bed, a lamp, curtains. Yet there is nothing small about the feeling of having your own space, your own place, and the feeling of accomplishment.
