5 Signs It Might Be Time to Rightsize

Thinking about a smaller home but not sure if you're "ready"? Here are 5 signs it might be time:

1️⃣ You only use 2-3 rooms regularly

2️⃣ Stairs are becoming more of a chore than a workout

3️⃣ You're paying to heat/cool space you don't need

4️⃣ Yard work feels like a job, not a hobby

5️⃣ You'd rather spend weekends traveling than doing home repairs

If even one of these hit home, let's talk. Pittsburgh has some great options for one-level living, low-maintenance condos, and 55+ communities — and I'd love to help you explore what fits your life best.

"Is Your House Working for You, or Are You Working for Your House?"

Maintaining a 4-bedroom home in Pittsburgh when it's really just you (or you and your spouse) rattling around in it isn't just tiring — it's expensive. Between property taxes, heating those extra rooms, gutter cleaning, and that roof that's due in a few years, "staying put" often costs more than people realize.
Rightsizing isn't about giving something up. It's about trading square footage you don't use for time, money, and freedom you'll actually enjoy.
If you've been wondering what your home could be worth in today's Pittsburgh market, I'm happy to run the numbers — no pressure, just information.

Pittsburgh 55+ Neighborhood Spotlight:

If your criteria are low maintenance and single-floor options available, and close to good medical facilities — then these two options should be on your radar!

Traditions of America Rose Ridge in Allison Park and Foxlane Homes The Landings in Baden.

Both have multiple first floor options, low maintenance, walkable neighborhoods, fantastic community center (although I think Traditions of America may have the best one I've seen so far) and are close to restaurants, highways, shopping and hospitals but not too close. They have a neighborhood vibe that feel like a community that people enjoy being a part of.

I will say that as great as these two communities are there are a couple of cons. One con would be that they are both almost sold out, demand is high. The second con is they are both on the pricey side. Neither are below the $400k mark and can get up close to the million-dollar realm once you start customizing their more expensive and larger floorplans. If you have the equity in your current home or a nice nest egg to spend on your next home, these are great options if you are looking for active 55+ communities.

Have you ever pictured yourself in this area? What matters most to you in a neighborhood at this stage of life?

I want to ask Pittsburgh baby boomers something honest:

What's the #1 thing that's kept you from seriously exploring a move?

Is it the emotional attachment to the home? Not knowing where you'd go? Worrying about the process? Not wanting to deal with all the stuff you've accumulated?

No judgment — these are all completely real. I ask because the answer is usually different than people expect and talking it through often changes everything.

What most boomers don't realize about the financial side of rightsizing:

If you're 55+, you've likely built significant equity in your home. Many Pittsburgh homeowners are sitting on $200K–$400K+ in equity they don't fully think about as usable money.

Rightsizing can mean: ✅ Eliminating your mortgage entirely ✅ Funding retirement travel ✅ Helping adult kids with down payments ✅ Reducing monthly carrying costs significantly

I'm not a financial advisor — I always recommend working with one. But understanding the real estate side of the equation is step one. Happy to walk through it with anyone curious, no obligation.

The word "downsizing" needs to retire.

It sounds like loss. Like settling. Like giving something up.
That's not what this is.

When a couple sells a 4-bedroom colonial they've been rattling around in for 15 years and moves into a beautiful 2-bedroom condo where everything works, nothing needs fixing, and they're 10 minutes from their grandkids — that's not downsizing.

That's rightsizing. That's gaining your weekends back. That's turning home equity into experiences.

Language matters. If "downsizing" has been holding you back from exploring the idea — let's reframe it together.

7 Signs It Might Be Time to Rightsize 🏡

1. You're cleaning rooms nobody uses anymore
2. The stairs are becoming a daily negotiation
3. Your house requires more weekend maintenance than you want to give it
4. You're farther from family than you'd like to be
5. Your property taxes and utilities feel out of proportion to how much of the house you actually use
6. You've caught yourself thinking "we don't need all this space anymore"
7. You want to free up equity to fund the life you actually want to live

None of these mean you have to move. But they're worth a real conversation.
