I don’t think the general public always sees everything that goes into getting a property from one owner, through a renovation, onto the market and ultimately to the closing table. There’s work involved, obviously. But there can also be a whole lot of emotion behind those four walls.

I’m incredibly happy to say we are officially CLOSED on 6121 Cleveland Ave. for my investor client!

I originally received a referral to help the previous owner sell this home. She had inherited the property from her family and was actually raised in this house. This wasn’t just a piece of real estate to her. It was the home where she grew up and made years of memories.

We ultimately sold the property to an investor client of mine who, after working together for several years, has also become a great friend. 🤝 He took the property, completely remodeled it and gave this home a new life.

Then came the fun part! 🔥 Under contract the FIRST WEEK!
The buyer requested repairs. My seller agreed to make them. The buyer walked anyway. ➡️ Back on the market.

We received another offer. That buyer walked during the inspection period. ➡️ Back on the market AGAIN.

Then came offer #3, and this time we made it all the way to the CLOSING TABLE! 🎉🔑 But my favorite part of this entire transaction?

I’ve stayed in contact with the woman who originally owned the home. She’s seen how beautifully it turned out and told me how happy she is with the renovation. More importantly, she hopes the new owner enjoys this house as much as she and her family did. ❤️ That right there is why I absolutely LOVE what I do.

Real estate isn’t always a straight line from FOR SALE ➡️ UNDER CONTRACT ➡️ SOLD. Sometimes there are setbacks. Sometimes there are emotions. Sometimes you have to sell the same house three times before you actually get it closed. 😂

But at the center of all of it are people and relationships.

Greater KC Market Update – July 2026 - Home Prices Continue to Climb! The average sales price is now $406,907 – up 2.5% from July 2025! Kansas City homeowners continue to benefit from rising home values and strong equity. 💵✨

🔥 Buyers Are Still Making Moves - 3,886 homes sold in July – up 5.1% from last year! Homes are averaging just 36 days on market, showing that buyers are still acting quickly when the right home hits the market. 🏡💨

📊 Buyers Have More Options - Total inventory sits at 8,258 homes. While that’s down 5.2% year over year, inventory has increased as we’ve moved through the summer, giving buyers more choices than earlier this year. Pending sales came in at 3,163, down 7.4% from last July, showing some moderation in buyer activity. 📊

📉 Still a Seller-Leaning Market - We’re sitting at 2.6 months of supply – down 7.1% from last year and still well below what we’d consider a balanced market. That means desirable, properly priced homes can still attract plenty of attention. 🔥
