Interest Rates scenario 2024 - 2025 ?

The Mortgage Bankers Association (MBA) has projected that the 30-year fixed mortgage rate will decrease to 5.9% by the end of 2025 and remain near that level afterward. We are ending October and this rate drop, while lower than the current 6.54%, is not here yet and might not happen by the end of 2024. The spread between mortgage and Treasury rates remains about 240 basis points though MBA expects it to narrow in 2025 as investors shift from cash to longer-term assets.

What does this mean for commercial real estate? CAPs will remain pretty negotiable and therefore asset pricing have a huge room for appreciation in 2025 and 2026.

So they asked me what does this mean? In terms of consumer credit, people are going to spend more. At that level, it's more of a psychological issue in terms of "what I can spend." In terms of residential real estate, we’re going to see more activity and rising prices, which is a problem because in markets like Miami, it’s becoming unsustainable, and at some point, there will be a correction (hopefully !!). And in the commercial real estate market nationwide, I predict a slight drop in CAPs, which implies higher asset values. This is sustainable because the change is small and energizes the market, which has been good but slow. Entrepreneurs will hire more, expand more, rent more, etc..., . It will shift from a buyer's market to a balanced market.
