A denied claim isn't always a closed case, and the professionals closest to the client are often the first to sense it.

I work with insurance agents, brokers, and property managers across South Florida who reach a familiar moment: a client's hurricane or property claim comes back denied, delayed, or paid far below the cost of the loss, and they're not sure what to tell them.

Here's what often warrants a closer legal review:
→ A denial that doesn't clearly match the policy language
→ A payout that falls well short of documented repair costs
→ Repeated delays or requests that stall the claim without resolution
→ A loss that's covered on paper but disputed in practice

Referring a client for a claim review isn't about assuming bad faith, it's about making sure the policy is read carefully and the claim is evaluated on its merits. Not every denial is wrongful, and not every claim recovers. But some deserve a second, experienced look before the client accepts “no” as final.

Most commercial tenants think the real negotiation starts when the lease arrives. By then, it's often half over.

After 35+ years guiding South Florida businesses through commercial leases, here's what I want tenants to know: the terms that shape your next several years are usually settled at the Letter of Intent, not in the lease everyone treats as the main event.

Leave a protection out of the LOI, and asking for it later means reopening a deal the landlord already considers closed. Your leverage is strongest before you sign.

That 2026 TRIM Notice in your mailbox? It's not a bill, but don't ignore it.

Every August, Florida's county Property Appraisers mail TRIM Notices showing your 2026 Just/Market Value, your exemptions, and the taxes proposed by local authorities. It's your best chance to catch a missing exemption before it costs you.

Three things South Florida property owners ask me every year:

→ Just bought your home? If you closed after January 1, 2026, your Homestead applies to the 2027 tax year, not this one.
→ Had Homestead last year and it vanished? If you bought in 2025, you may have inherited the prior owner's exemptions. They dropped off at year-end, but you can still late-file.
→ Age 65 or older with no Senior Exemption? It's income-based and never automatic. With 2025 household income of $38,686 or less, you may still qualify.

The deadline to late-file for any 2026 exemption is September 18, 2026.

Apply through your county Property Appraiser's site before then. If your notice raises bigger questions, a value that looks off, a title issue, or a recent purchase, that's where my office can help.

Behind every closing is someone making one of the biggest financial decisions of their life.

I've spent more than 25 years in Florida real estate law, and what's stayed with me isn't the volume of transactions, it's the moments when a client finally exhales because someone actually explained what they were signing, and answered the call themselves.

That's the standard we hold ourselves to:
✔ You speak with an attorney, not a queue or an anonymous system
✔ Your questions get real answers, in plain language
✔ Risks are identified before they become costly problems, not after

Legal precision matters. But so does knowing the person guiding you through the process actually knows your name and your deal.

The best time to strengthen a hurricane insurance claim is before the storm arrives.

When a claim is denied, delayed, or underpaid, the dispute often comes down to one question: what condition was the property in before the loss? If the answer lives only in memory, the policyholder starts at a disadvantage.

A little documentation now protects you later:
✔ Date-stamped photos and video of your roof, interior, and major systems
✔ A current copy of your policy, know your coverage, deductibles, and exclusions
✔ Receipts for recent repairs, upgrades, or improvements
✔ A written inventory of high-value items

You may never need any of it. But if you do, this is the evidence that turns “we can't verify the damage” into a claim an insurer has to take seriously.

The most expensive real estate mistakes I see almost always happen before anyone reads the contract closely.

I've worked in Florida real estate for more than 25 years, and the pattern rarely changes: by the time a dispute reaches my desk, the terms that caused it were already signed, often weeks earlier.

A contract review before signing is where leverage lives:
→ Contingencies that actually protect you if financing or inspection falls through
→ Deposit and escrow terms that define what happens if the deal breaks down
→ Deadlines that quietly shift risk onto you if they're missed
→ Disclosure and title provisions that determine your rights after closing

Once you sign, most of those terms are settled. Before you sign, they're still negotiable.

A clean title search isn't the same as a clear title.

Many buyers assume that once a title company runs its search, the property is problem-free. In reality, a search only surfaces what's properly recorded, and Florida records aren't always complete, current, or correct.

Attorney-led title review looks deeper:
✔ Unresolved liens and judgments tied to prior owners
✔ Gaps or errors in the chain of ownership
✔ Easements and encroachments that limit how you can use the property
✔ Open permits or unreleased mortgages still on record

Any one of these can surface after closing, when it's far harder and more expensive to fix. With more than 5,000 closings behind us, we've seen how small title defects become big problems, and how to resolve them before they reach the closing table.

A new Clever Real Estate survey found that 76% of Americans planning to buy within the next five years would overlook red flags in a home.

Because affordability is pushing buyers to make tough compromises.

Some said they would move forward for a lower asking price. Others said repair credits or a home warranty would make them more comfortable.

But here is what every buyer, seller, and Realtor should remember:

Not every red flag is a dealbreaker.
