Today I’m in Coral Springs at a very special home, because my clients are in one of the most important steps of the buying process—the appraisal.

Most people never get to see this part, so I want to share what it really means and why it matters for both buyers and sellers.

An appraisal isn’t about what someone hopes a home is worth.
It’s about what the data supports—based on recent sales, condition, upgrades, and location.This number affects financing, negotiations, and sometimes the entire timeline of a transaction.

Here’s something many buyers don’t realize:
If a home doesn’t appraise exactly at the contract price, it doesn’t mean the deal is over.

There are solutions.
There are strategies.
But you only have them when you’re guided by someone who understands the process.

That’s where preparation makes all the difference.And for sellers, this is just as important:
Appraisers don’t price homes based on emotions.
They price them based on evidence.

That’s why proper preparation—repairs, presentation, documentation, and pricing strategy—matters long before a sign goes in the yard.

Happy New Year, South Florida.

Here’s a smart New Year move to speed up your home-buying timeline: use your tax return as your qualifying game plan—and your tax refund to reduce your cash-to-close.

Why this matters now: inventory is rising, giving buyers more leverage. In Miami-Dade, single-family inventory was up 15.8% year-over-year in November 2025, and condos were up 12.5%—making sellers more open to credits and concessions.

And yes, concessions are back. In Q1 2025, 44.4% of U.S. home sales included seller concessions, often covering closing costs, repairs, or rate buydowns.

Quick rules:
• FHA: up to 6% seller concessions (allowable costs only)
• Conventional: 3%–9%, depending on down payment/LTV

Real example on a $300,000 FHA purchase:
• Down payment: $10,500
• Avg. FL closing costs: $14,400
• Total upfront: $24,900

Negotiate a 3% seller concession ($9,000):
• Closing costs drop to $5,400
• New total: $15,900

Add the average tax refund (~$3,167):
• New cash target: ~$12,733 — nearly half of the original amount.
